ARCHITECTURAL GUIDELINES

Signs
These guidelines apply to all types of signs that are displayed in public view on common property, in the yard of any Lot, or on any house.(1) This includes advertisements, billboards, posters, political signs, holiday signs, new baby notices, award signs, or any type of advertising structure. The objective is to clarify the CC&Rs and describe what is acceptable to the Association.
For Sale Signs Sold Signs When selling a house, one normal and customary For Sale sign that does not exceed six (6) square feet in size is permitted to be displayed. After selling a house, one normal and customary Sold sign that does not exceed six (6) square feet in size is permitted to be displayed no more than thirty (30) days after the sale of the house. When leasing a house, one normal and customary For Lease or For Rent sign that does not exceed six (6) square feet in size is permitted to be displayed. One or more political signs are permitted to be displayed no more than ninety (90) days before the date of the election to which the sign relates and no more than ten (10) days after the date of the election. Political signs may advertise a political candidate or ballot item for the election. Only one sign may be displayed for each candidate or ballot item. One school award sign per student is permitted to be displayed at any time during the school year. Holiday signs are permitted to be displayed during the holiday season no more than thirty (30) days before the holiday to which the sign relates and no more than ten (10) days after the holiday.(2) One new baby notice sign is permitted to be displayed no more than thirty (30) days before the birth date to which the sign relates and no more than ten (10) days after the birth date. One alarm company notice sign that does not exceed one (1) square foot in size is permitted to be displayed at anytime. One construction notice sign or one contractor or builder advertisement sign that does not exceed six (6) square feet in size is permitted to be displayed no more than ten (10) days before or after the construction period. Yard of the Month award signs are permitted to be displayed after the award has been granted and up until the signs are collected by the Association, but no more than sixty (60) days after receiving the award. One No Trespassing sign that does not exceed one (1) square foot in size is permitted to be displayed on each side of the house or Lot boundary only on property that is currently uninhabited.

Association Signs

The Association may place meeting, event, or other type of notice signs at the front entrance of the subdivision or at any other prominent locations on Association property. The height of signs placed within sixteen (16) feet of the street curb shall not exceed three (3) feet.(3) Printed text of signs shall be of professional quality. Handwritten text is not permitted. Signs must not have colors or color combinations considered excessively bright, garish, jarring, or overly reflective or luminescent. Neon and fluorescent colors are not allowed. Signs that are easily blown by wind shall be positively anchored to the ground and all pieces shall be positively anchored to each other.(4) Signs shall not create a hazard to public safety.(5) Signs must be constructed of suitable durable materials capable of withstanding outdoor weather conditions while maintaining an attractive appearance. Signs of all types must be limited in number and scale to avoid a cluttered or overwhelming appearance that is not in harmony with the rest of the subdivision.(6) Signs installed at a location in public view shall not be distasteful, gaudy, controversial, inflammatory, offensive, or vulgar.(7)

Notes: (1) (2) (3) (4) Public view is defined as being visible to anyone that is on any street in the subdivision or anyone on the golf course. Refer to Architectural Guideline #AG15 for guidelines regarding holiday decorations. Sign height is regulated to avoid blocking the view of drivers approaching intersections or driving along curved streets. If the sign does not weigh enough to avoid being blown away during hurricane force winds, the sign could be dislodged or uplifted and possibly be blown into and damage the house on the Lot or a neighboring home. A poorly manufactured item could be blown apart by hurricane force winds and the pieces could become missiles. (5) The final judgment of whether a sign is unsafe shall rest solely with the ACC. (6) The limiting number of signs, which can vary based on the size and type of sign, is based solely on the judgment of the ACC. (7) The final judgment of whether a sign is offensive shall rest solely with the ACC.
