Employment Neighborhood Retail (ENR)

Intent
The ENR zone is intended to provide for safe, active, lower density areas with the need for convenient automobile access. The ENR zone addresses development opportunities within primarily residential areas with few alternative mobility options and without a critical mass of density needed for pedestrianoriented commercial uses. Building form standards allow flexibility in building, circulation, and parking lot layout.

Density and Height Limits


Density in the ENR zones is calculated as an allowed floor area ratio (FAR). FAR is the ratio of the total floor area of buildings on a property to the size of that property. Each ENR zone has a unique sequence of maximum total FAR and maximum height (H) subject to the limits specified in the table below.

The ENR zone can only be developed using the Standard Method. Density and height are limited as indicated on the zoning map.

Neighborhood Compatibility
When an ENR property abuts an Agricultural, Rural Residential, or Residential Detached property that is not improved with a commercial, industrial, or utility use, any building must: 1. Have a setback at least equal to the setback required by the abutting zone or the buffer width required for the applicable building type, whichever is greater

Mapping the ENR Zone


The ENR zones will be applied on the Zoning Map that will show, for each property classified, its zone, maximum density and maximum height. For example, an ENR zone with a maximum total FAR of 1.5 and maximum height of 50 feet would be mapped as the following:
