stairs to the basement while providing privacy between the floors and making it easy to move large pieces of furniture or mattresses. The staircase faces a large wall of hung widows with transom windows above them. The windows are extended a foot or so beyond the main wall, adding a little more room inside the condo and a lovely design element to the outside of the condo. Beyond the staircase on the main floor is a 12-by-15-foot L-shaped kitchen with an island and recessed lighting. The countertops have not

been laid yet and are waiting for the buyer to decide between the standard laminate and the optional granite for approximately $3,000 more. Most of the buyers so far have chosen the optional granite, said Rao. The stainless steel Whirlpool electric range, microwave and dishwasher have not been installed yet, but its apparent where they will go. Its possible to choose a gas instead of an electric range, although it would cost a little more for the gas range and for fitting the gas pipes. An optional breakfast bar could be added to the

The flow of space gives a lovely modern feel to the condo and makes it easy to serve food to those at the dining table and to watch children in the family room while cooking. The flooring from the front door through the kitchen is tile, while the dining and family rooms will be carpeted, although hardwood flooring is an option for either or both rooms. At the top of the stairs on the second floor is a loft space that is wired for cable television and with Cat 5 for a computer. There are two second-floor bedrooms, a bathroom with a tub/shower, a tiled laundry room (saving trips up and down the stairs with laundry) and a master bedroom with three windows, a walk-in closet and a master bath with a tub/shower, a double-basin vanity and a linen closet. The floors will be carpeted, unless the hardwood flooring option is chosen. The hung windows throughout the house are double paned and vacuum sealed for insulation. They have se-

curity locks and are easily tilted for washing. Spring-loaded screens can be added and removed from inside the house. The unfinished basement has a bulkhead allowing for easy access with large storage items. A gas-fired heating pump forces hot air thorough the condo. And with the air ducts already in place, central air conditioning can easily be added. Theres a gas hot water heater, and the condo is hooked up to the town water and sewer systems. Both the heating pump and hot water tank are high efficiency and vented out the side of the condo. The ceiling in the basement is insulated for the sake of the floors above, and its high enough that it would be possible to turn the basement or part of it into a game room. Boston is a 40-minute train ride from the commuter station in Norfolk, which is approximately 5 miles from the condo. Without heavy traffic, Boston is about a 45-minute drive. As an incentive, the seller will decorate the townhouse for a Valentines Day party and provide a catered meal for up to 10 people for a buyer who makes an acceptable offer with a closing date by Feb. 14, 2013.
