Safety is within
your power
Be ready and safe if the power goes out this winter. All it takes is a
little planning and safety know-how:
create an emergency kit with 72 hours worth of supplies
store the kit in an easily accessible location
consider other heat sources, such as your gas fireplace (but never
barbecues or camp stoves)
stay inside your vehicle until help arrives if it comes into contact
with a downed power line

When Not To Call 9-1-1
For An Ambulance
Last year Emergency Medical Dispatchers at BC Ambu-
lance Service (BCAS) answered more than 394,000 9-1-1
calls. While many of those calls involved life-threaten-
ing situations from cardiac arrests to childbirth to motor
vehicle incidents, some, however, were not of an urgent
nature and did not require an ambulance response.
I think my house is infested with feas. Can someone
come and check it out?
I cant get through to my cell provider. Can you help me?
My husband is driving me crazy. I need you to take him
away.
I need you to get hold of my doctor for me the of ce
is closed.
Im out of beer.
I swallowed toothpaste. I didnt spit it out. Will it make
me sick?
Teres a dead crow in my yard. Could I get West Nile
disease from it?
I dont need an ambulance, but if I do, how much does
it cost?
I have a doctors appointment in the morning. Could
you call me at 8:00 so Im not late?
Whats the phone number to the hospital nearest to me?
BCAS Director of Dispatch Operations Gord Kirk oversees
dispatch centres in Vancouver, Victoria and Kamloops, as
well as the more than 240 dispatch staf who serve the prov-
ince. He strongly recommends that 9-1-1 calls for ambulance
service be used for medical emergencies only. Its important
to remember that were here to help people with emergency
medical situations. Calls that are inappropriate divert resour-
ces from those who need swif medical attention.
BCAS encourages the public to dial 9-1-1 for assistance
during a medical emergency. Alternatives to calling an
ambulance include contacting the 8-1-1 tele-health service,
accessing a walk-in clinic, making an appointment with a
family doctor or visiting a hospital emergency department
if necessary. Hospital emergency departments triage all pa-
tients that arrive, including those by ambulance.
BCAS operates under the authority of the Emergency and
Health Services Commission (EHSC) to provide residents
and healthcare professionals with access to pre-hospital
emergency and patient transfer services. Te EHSC also
oversees BC Bedline and Trauma Services BC. Te EHSC
is a division of the Provincial Health Services Authority,
which manages high-quality specialized health care servi-
ces across BC.

Smart Snacking Tips
When youre busy and on-the-go, having healthy food
choices in a snap is a must. Tere are a lot of snack options
to choose from, but not all of them are good choices for a
healthy lifestyle. Te best snacks contain benefcial nutri-
ents and ingredients you can actually pronounce. Snacks
with protein and fbre and that are low in sugar will keep
you energized and curb your hunger so you can avoid
making poor choices later in the day.
Te best way to keep your snack habits in check is to know
yourself. Pay attention to when youre hungry and what
youre craving the most (sweets, salty and crunchy, etc.),
and fgure out some go-to healthy alternatives to ft these
cravings. Ten, take a few minutes each morning to pack
smart snacks for the day and youll be prepared for when
hunger hits. Its called smart snacking not only because its
healthy, but also because its easy, delicious and satisfying.
Portable snack options help prevent crashing or giving
in to poor food choices no matter where you are. Try out
these tricks courtesy of the Almond Board of California:
Invest in a reusable snack bag or resealable bags to keep a
stash of your own snacks in your purse, car or gym bag.
Keep non-perishable snacks in your of ce or desk draw-
er, like instant oatmeal, almonds, baked chips, pretzels,
dried fruit and a jar of almond butter. Add fresh ingredi-
ents such as yogurt, apples, grapes, cheese or whole-wheat
toast to create a variety of snack combinations.
Seek out smart snacks on the road, such as pre-packaged
vegetables and dip, edamame, fruit and cheese, baked snacks
or nutty trail mixes that you can portion out mindfully.
Snack bars that use whole, unprocessed ingredients are per-
fect for stashing in carry-on baggage.
Bottled vegetable juices contain nutrients and fbre in a
pinch; just be careful about added sugar.

Missy is a beautiful three year old lab cross that
came into the shelter after being found up at the Pond
O Reille. Missy has typical lab characteristics and needs
someone to help her burn of energy. She is quite quiet
for a lab but can be boisterous in new situations.
Missy would do best in a home without other animals,
or with an experienced owner who knows how to
introduce new dogs slowly. Missy likes to chase small
animals so a fenced yard will be best for her.
She walks well on a leash, is crate trained and knows
her basic commands. Missy loves people, but has not
been around any young children so an adult-only home
would be best for her.
Missy craves afection, and like any lab, wants to be
around people as much as she can. If youre the type of
person who is willing to invest some time into a sweet
dog and reap the benefts in the end, please come meet
Missy today!

If You Suspect A Chimney Fire
Call the fre department.
Evacuate everyone from the house.
Close the damper or the air inlet controls to the fre-
place or stove. Tis will limit air supply and reduce the
fres intensity.
Grab your fre extinguisher. Open the door to the
freplace or stove just enough so you can insert the extin-
guishers nozzle. Shoot the contents of the entire canister
inside and shut the door. Dont use water. It could make
things worse by causing more steam and gas to enter the
chimney, which could crack or warp it.
If possible, use a garden hose to wet the roof, shrubs
and any combustible material around the chimney. Do
not spray water on the chimney itself, as this could cause
cracks that will weaken the entire structure.
A quick way to snuf out a chimney fre is to use a chim-
ney-fre suppressor. Available under several brand names,
these fare-type devices fll the chimney with a mixture of
gases that rise up and cut of the oxygen supply to the fre.
Dont go inside your home until the fre department
tells you its safe to do so.

Elite Dog Trainer Program
Te Karen Pryor Academy (KPA) renowned dog trainer
program has produced over 500 graduates varying from
general animal trainers, dog trainers, veterinarians, vet-
erinary technicians, groomers and also owners of doggy
daycare centers, pet boarders and dog walkers. Currently
in its seventh year, KPA graduates are recognized inter-
nationally as being some of the best trainers in their re-
spective felds of work.
In spring of 2013 KPA will be ofered for the frst time
in Slocan Park, due to overwhelming interest. Jeanne
Shaw, owner of Love 2 Play Dog Training, also a graduate
of KPA, encouraged a number of her students to enroll in
the program, but applications have come in from all over
the province. Shaw played an instrumental role in convin-
cing KPA that the rural area in the Kootenays would be a
viable location for the program.
Shaw stated KPA graduates work with animals of all
kinds, not just dogs. I have colleagues who work with
marine animals, reptiles, zoo animals, movie animals,
bears, horses, birds, cats, and fsh. Vanessa Charbonneau,
a colleague of Shaw, is a veterinary technician and recent
KPA graduate. She indicated that If you are working
with animals or have ever considered it, dont miss this
opportunity. I had to travel to Calgary. Sarah Fulcher,
owner of Barks and Recreation in Trail, says she has want-
ed to do KPA for years but could never travel to take it,
adding, what an incredible opportunity to have an elite
dog trainer program like this ofered locally. Im so excited
about it!
Karen Pryor Academy for Animal Training and Behav-
ior is a 6 month program which combines online learning
with peer collaboration and hands-on teaching. A KPA
facility member will be fown in to teach the four week-
end-long workshops.

Avalanche Safety Reminders
And Resources
Te RCMP are asking skiers, snowboarders, snow-
mobilers and anyone else enjoying the outdoors to exer-
cise caution when leaving groomed and managed trails.
Please use available resources to fnd out about ava-
lanche conditions and to ensure you are properly pre-
pared before entering any of these areas this season.
Seasonal fatalities across the province highlight the
risks involved when entering areas that have unstable
snow conditions and are at risk of avalanches.
Living in British Columbia, we are lucky to have some
of the most spectacular outdoor areas in the world, and
winter and spring activities frequently bring people into
back country areas. While part of the enjoyment of these
activities is being in pristine conditions it is vitally im-
portant for everyone to prepare and not put themselves
at risk. We would ask that people err on the side of cau-
tion when the risks are high. Enjoy the outdoors but come
home safely to friends and family.
Before heading out to the back country...
Check Avalanche conditions in the area you plan on
visiting. If there is a high risk go to another area that is a
lower risk. Avalanches can occur quickly and can have dev-
astating results so plan ahead, ride safely and arrive home
to enjoy British Columbias spectacular outdoors again.
Plan and be prepared.
Bring along an avalanche beacon, probe, shovel, warm
clothing, survival kit, frst aid kit, and basic tool kit.
Leave an itinerary with someone, and dont go alone.
Never rely on other snowmobilers to bail you out. Ride
within your limits and ride with respect to the area you
are riding in.

ning ahead please visit the following websites:

Are You 65 Or Older?
Save Money At Tax Time!
A lifetime dedicated to your career has fnally paid of
in precious retirement years. Youve worked hard, and you
deserve to enjoy your future. But while retirement is ofen
referred to as the golden years, living on a fxed income
can be stressful and requires some smart fnancial plan-
ning. Here are a few ways that seniors can stretch their
retirement dollars by saving money at tax time:
Public transit saves money that you might have other-
wise spent on rising gas prices, parking, and car main-
tenance. Not only do seniors typically pay less for public
transit, but the cost of transit passes can be claimed on
your tax return.
You may be able to split your eligible pension income
with your spouse or common-law partner, allocating up
to 50% of your pension to him or her, to lower your taxes.
If you or your spouse or common-law partner has a
severe and prolonged impairment in physical or mental
functions and meets certain conditions, you might be eli-
gible for the disability tax credit.
If you care for a spouse or other family member who
has a physical or mental illness that makes them depend-
ent on you for care, the new family caregiver amount
could save you money.
If you receive the Guaranteed Income Supplement or
Allowance benefts under the Old Age Security program,
you can usually renew your beneft simply by fling your
return by April 30. If you choose not to fle a return, you
will have to complete a renewal form. Tis form is avail-
able from Service Canada.
Applying for the goods and services tax/harmonized
sales tax (GST/HST) credit helps to ofset all or part of the
GST or HST that you pay.
Other helpful tax-time information for seniors can be
found on the Canada Revenue Agency website at www.
cra.gc.ca/seniors. To make it easy on yourself this year,
why not consider fling online? Its simple, secure and will
save you time. Information to get you started is available
at www.cra.gc.ca/getready.
Protect Your Hearing Health
If a personal listening device is on your shopping list this
holiday season, Health Canada reminds you that high noise
levels can impact your hearing health and physical safety.
Personal listening devices can include iPods, MP3 players,
portable radios, cellular phones and gaming headsets.
What you should do:
When purchasing a personal listening device, check to
see if the product includes a feature that limits sound lev-
els, and learn how to use that feature.
As a general rule, keeping the volume at the mid-way
level will minimize the risk of causing hearing damage.
Listening to a personal listening device at full volume for
just three to 12 minutes can pose a risk of immediate, ser-
ious or permanent hearing loss.
Avoid using earbuds/ headphones in situations where
hearing is important for safety, such as when driving,
crossing a street or biking.
Avoid increasing the tightness of the earbud/headphone
ft, as this can increase the sound levels.
In addition to personal listening devices, there are many
childrens toys on the market that have sound. Playing too
long and too ofen with very loud toys can harm a childs
hearing, but a few simple guidelines can reduce the risk
of harm.
If you have to yell to be heard above the sound of a toy,
then it is likely too loud for a child and should not be used.
Look for toys that have volume control features, so that
the sound can be kept low or turned of.
Hearing loss from excessive noise can be permanent,
but by following the safety tips above you can help mini-
mize your risk.

New Smartphone App
Locates Ding Free ATMs
Canadian credit union members can celebrate having
a bit more cash in their pockets afer the holiday season,
thanks to the national ding free ATM marketing cam-
paign and smartphone locator app. Te term ding free
means credit union members can use any participating
ATM without paying the annoying surcharge fee typical-
ly charged when they use an ATM that isnt owned by
their credit union.
To make fnding a ding free ATM even more con-
venient, Canadas credit unions have launched a free
locator app at ding-free.ca that is available for iPhone,
Android, Windows and BlackBerry devices. Te new
app helps credit union members locate the nearest sur-
charge-free ATM anywhere in Canada.
Credit union members already know they can use
their own credit union ding free ATMs but may not be
aware that this perk also applies at thousands of other
ATMs across Canada. From BC to Newfoundland and
Labrador, credit union members have access to at least
1,800 surcharge-free ATMs. And for those members
whose credit unions are on both ACCULINK and THE
EXCHANGE ATM networks, the number of ding free
ATMs rises to more than 2,400. Tis adds up to a bigger
ATM network than most banks, and all are surcharge
free to credit union members.
Te ding free locator app is available at http://www.
ding-free.ca/

The most important statistic to describe a Real
Estate market is the absorption rate how long it
would take to sell all existing listings based on past
sales. At the close of 2012 there were 351 active
listings of all types, excluding commercial real estate;
there were 324 sales in 2012, so the absorption
rate is 13 months. A dynamic balanced market is
described as having an absorption rate of between
3 to 6 months. We are looking at a buyers market to
say the least. Also confrming this fact is the listing to
sales ratio; a balanced market has a ratio of around
60%. The Greater Trail Area had a listing to sales ratio
of 49%, confrming a decisive buyers market.
The average sale price in 2012 was $199,432, com-
pared to $199,459 in 2011. Days on market for an aver-
age sale was 114 days in 2012 and 101 days in 2011. The
good news is that in 2012 the number of residential sales
increased 12%: 286 sales in 2011 to 324 sales in 2012.
The experts and forecasters are predicting
that prices will fall when mortgage interest rates
increase. In some Canadian housing markets we
could see a 25 to 40 percent drop. I do not foresee
that happening in the Greater Trail Area because
we never had the dramatic infation of prices and
homes are still very afordable here. I am concerned
about the high absorption rate and how that could
negatively afect prices here, particularly when
mortgage rates go up.
Assessment BC has shown a decreased value in
almost all homes in the area this year.
Bottom line: If you are serious about selling
residential real estate, price it aggressively for a quick
sale. If you are in the market to buy, negotiate strong
and make your buying decision while mortgage
rates are still attractive.
Greater Trail Area Residential Real Estate Market Update For 2012
The geographic area this update applies to is from Genelle, BC to Paterson, across to Nelway, up to Salmo, back across to Genelle, and
all municipalities found within those boundaries, including Fruitvale, Montrose, Trail, Rossland, Warfeld and Rivervale. Statistics are from
Kootenay Real Estate Board MLS.
