Prices
The Median Sales Price in May was $309,950, down -3.9% from $322,500 in May of 2012 and down 0.0% from $310,000 last month. The Average Sales Price in May was $337,614, down -9.3% from $372,203 in May of 2012 and up 6.6% from $316,652 last month. May 2013 ASP was at the lowest level compared to May of 2012 and 2011.

The Total Inventory of Properties available for sale as of May was 218, down -0.9% from 220 last month and down -7.2% from 235 in May of last year. May 2013 Inventory was at the lowest level compared to May of 2012 and 2011. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The May 2013 MSI of 3.3 months was at its lowest level compared with May of 2012 and 2011.

Market Time
The average Days On Market(DOM) shows how many days the average Property is on the Market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market. The DOM for May was 36, down -47.8% from 69 days last month and down -41.0% from 61 days in May of last year. The May 2013 DOM was at its lowest level compared with May of 2012 and 2011.

Selling Price per Square Foot


The Selling Price per Square Foot is a great indicator for the direction of Property values. Since Median Sales Price and Average Sales price can be impacted by the 'mix' of high or low end Properties in the market, the selling price per square foot is a more normalized indicator on the direction of Property values. The May 2013 Selling Price per Square Foot of $166 was up 1.2% from $164 last month and down -1.2% from $168 in May of last year.
