Opening Remarks
Despite all of the rain, another summer begins! We hope the 2013 summer season has kicked off well for you. We are excited for the projects we have in place for 2013 and the ability to bring in new homes once again to Camelot. I have been busy coordinating our 2013 improvement projects and the start of a new sales drive over at Camelot Meadows. We have brought in a new Fleetwood model home on Rolling Lane and listed it for sale at $68k. Located in the rear corner of the property, we feel this is a bargain and want you to help us get the word out. We are introducing a Resident Referral Program that will pay you when one of your leads buys a home from Camelot Meadows. Please review the special insert to learn more about this money making opportunity. With 2 additional vacant home sites, dont let this limited offer go to waste. Perry is always keeping busy, but will be working hard all summer to keep the grounds maintained and looking great. Please be mindful of your trash and yard waste as it is a detriment to community when placed on the curb prior to collection day.

Bill, our seasonal help, is back for his third summer with us and will dedicating much of his time to home site inspections. Friendly reminder notices have already been mailed along with phone calls. Please contact us here in the office if you have received a notice. We would like to review with you what is needed to be in compliance with your lease (Rules & Regulations). Child Safety
Summer time is fun time for kids everywhere. Its a time for them to blow off steam and run off their energy. Lets help keep them safe. One of the best ways to keep children safe is to teach them about the dangers that surround them and how to manage those dangers safely. Teach them to obey pool rules. While out in the community, help them keep an eye out for people they dont recognize. For bike riding, make sure they wear helmets. Have them avoid dogs (and other animals) that are not on leashes or in safety cages. Make sure they are under the watchful eye of a trusted adult.

Beach Safety Tips

Rehoboth Beach lifeguards make every attempt to ensure that our beach patrons have a safe and enjoyable stay while visiting our beaches. The purpose of the following information is to educate our visitors in an effort to minimize preventable accidents. If you have any questions regarding this information, please ask a lifeguard to review the current conditions before entering the water. Sun Protection: Be sun safe and sensible! Beach visitors who are not use to the suns rays, and especially those with fair skin, should use a broad spectrum sun block with a sun protection factor (SPF) of at least 15, or maybe even 21 or higher (Many of our lifeguards use 30+ SPF.) Apply it at the beginning of your sun session and re-apply it at least every two hours. Dont wait until the day is half over or until your skin starts feeling hot or looking pink: by then it is too late. The suns rays are most intense between 10am and 4pm. Please pay extra attention to young children, as they are extremely susceptible to the suns harmful rays. Dont forget to wear your sunglasses and wide brimmed hat!

High Surf: Large powerful waves are generated by winds and storms at sea, sometimes thousands of miles from the Delaware coast. Usually, high surf conditions occur during August and September due to tropical weather. If you are uncertain of your abilities, dont go into the ocean during these times. Your life could depend on it! Surf reaching the shores of Delaware may reach heights of 8 feet plus. Shore Break: This is a condition when waves break directly on the beach. Shore breaks are unpredictable and dangerous. They have caused many serious neck and spinal injuries to both experienced and inexperienced bodysurfers and swimmers. Remember, small waves can be dangerous too. Rip Currents: What is a Rip Current? This is what a RIP CURRENT looks like when it is on the surface.

Pool Passes for 2013


New pool passes for residents are now being issued. Bring in your old tags and have them exchanged for the new pass as they will no longer be accepted after July 15th. To assist with the exchange for those unable to visit the office during weekday hours, Bill will be available Saturday, July 6th and Saturday, July 13th from 9a-12p. Visitor passes are available for purchase (by check or money order ONLY) for $1 each (1 per person per day). Please exchange all old (solid blue) visitor bands for new ones as they will no longer be accepted. Make sure all residents and guests sign in upon arrival at the pool.

Rules & Regs: site inspections Improvement Projects We have received many concerns and complaints
with regards to resident non-compliance with the community Rules and Regulations. Therefore, we are dedicating the summer to getting everyone back on track with their home & site maintenance. Exterior home maintenance is required under the Rules & Regulations as listed per your lease. If you receive a notice of noncompliance from ELS/Management, you have 14 days to respond/comply. (Typical violations have included lack of power washing of home, not keeping up with weeding/lawn trim, vehicles parked in grass areas and general paint upkeep of homes/porches/deck.) All pets MUST be leashed when they are outside of your home. Residents are responsible for immediate removal of all pet litter. All pets must be registered with Management as per the Pet Agreement, in your lease. All guests/occupants of 14 or more days must complete an application and be approved by management. No summer rentals or sublets are permitted without management approval in writing. Residents and guests are to abide by speed limits and stop signs in the community. Curbside trash, recycling, and yard waste must NOT be left curbside more than 24 hours before or after scheduled collection. Yard Waste must be in clear or paper bags and not over packed. Large limbs are to be tied and bundled. No more than 10 bags/bundles. Check the trash collection calendar for yard waste pick up dates. Home improvements (including landscaping) must be submitted for approval prior to any work being performed.

Beach Safety from page 2
Often called undertows, these powerful currents pull even experienced swimmers away from shore. Panic and drowning often result. The currents are formed when water rushes out to sea in a narrow path. This happens when there is a break in a near shore sandbar or the current is diverted by a groin, jetty or other barrier. Rip currents can extend 1,000 feet offshore, reach 100 feet in width and travel up to 3 mph. Some are present a few hours, others are permanent. Rip currents are more prevalent after storms. What To Do: If youre caught in a rip current, dont panic or swim against the current. Swim parallel to shore until you are out of the current. Rip currents are rarely more than 30 feet wide. If you cant break out of the current, float calmly until it dissipates, usually just beyond the breakers. Then swim diagonally to shore. If you dont swim well, stay in wading depths and watch for sudden drop-offs. Red Flags:

Red Flags indicate the area in which beach-goers are permitted to swim. If you are unsure of their location, a lifeguard will be happy to point them out. Swimming outside of the red flag area may lead to an undesirable result such as injury, lifeguard assistance or even possible drowning. Safety Tips: Swim near a lifeguard Never swim alone Dont dive into unknown water or into shallow breaking waves Ask a lifeguard about beach and surf conditions before swimming If you are unable to swim out of a strong current, signal for help Rely on your swimming ability rather than a flotation device Look for, read and obey all beach signs, symbols and regulations. When in doubt, just stay out!

2013 Community Improvement Projects


We are excited about the improvement projects we have on schedule for 2013. Our 2 year plan to improve the grounds (entrance, pool, clubhouse and parking lot) will be completed this summer. The parking lot and mailbox station improvements were finished in 2012 with new plantings, clamshells and now crepe myrtle trees. The entrance landscaping was also completed last year with the removal of old shrubs and plantings of new roses, beach grasses and shrubs. The pool landscaping project commenced in 2012 and was completed earlier this spring. Finally, the flag pole will receive a new paver patio with bench seating.
