May 29, 2013 CONTRACT OF LEASE KNOW ALL KNOW BY THESE PRESENTS: That I, EUCLIDA E.

ARCINAS, of legal age, Filipino, married to Marcelino R. Arcinas, hereinafter called THE LESSOR, and a resident of Mabini, Alicia, Isabela;, hereby LEASES that certain premises located at 25 Daisy Street Baptista Village Callao West Santiago City, embraced and covered TCT T-__________________________________ unto ___________________________________, of legal ages, Filipino, married and residents of 25 Daisy Street, Baptista Village, Santiago City, hereafter called the LESSES, under the following conditions: 1. That the duration of the contract shall be monthly basis, renewable at the option of the lessor; 2. That the monthly rental shall be five thousand five Hundred pesos (Php5,500.00) payable every thirtieth day of the month; 3. Upon signing of this contract one month deposit and one month advance will be given. 4. That all ordinary repairs within the premises in the daily use of the facilities shall be for the sole account of the LESSESS without the right of reimbursement but have the right to dismantle such improvements should the LESSESS vacate the leased premises; 5. That the LESSES are expressly prohibited to sub-lease the leaned premises to any person without the written consent of the LESSOR; 6. That all charges of water, light and gas used within the leased premises shall be the sole account of the LESSES; 7. That in case the LESSOR have prospective buyer/s of the leased premises, the lesses shall vacate the leased premises but shall be given thirty (30) days allowance in order to look for another one; and 8. That violation of any of the above conditions will produce ipso facto the rescission of this contract of lease.
