President: Barry Smith, Treasurer: Susan Holland, Vice President: Rob Welch, Secretary: Peter Van Arsdale Attending: Barry Smith, Peter Van Arsdale, Susan Holland, Bill Smith, Mark Carter Members absent: Andy Miller, Rick Austin, Rob Welch, Sam Carr Meeting brought to order at 7:00PM Treasurer's Report: Susan Holland Total assets (excluding real property) $128,743 Collections on track with budget for this time of year Kensington entrance water consumption excessive Associations law firm helping with collections that are 3 years overdue Out of our 266 properties liens have been filed for only 13 for overdue accounts. Committee Reports Web Development: No report Pool Operations: Rob Welch No report. Tennis Operations: Mark Carter In response to a member inquiry, Mark will research when court resurfacing is recommended before the next season and needs to be included in the 2014 budget. General Maintenance: Sam Carr Barry Smith reports that front entrance signs are in physically sound and could be repainted. Landscape Maintenance: Andy Miller Barry Smith reported that the front side of the dam was cut, but the back side still needs to be mowed. Some discussion ensued regarding whether the landscape contractor is performing all the work as agreed, especially at the dam and tennis properties. Lake Recreation: Bill Smith Barry Smith and Bill Smith to contact the City engineer and at least one private environmental engineer to obtain quotes for a master plan to correct drainage and erosion problems. It is anticipated that in order to improve lake access and make the tennis area property a more attractive recreation area that the area will require significant capital expense. Thus, before the Board authorizes additional expenditures for minor repairs, that might not be part of a sound long term improvement, the first priority should be to obtain a sound engineering plan. Development: BarrySmith See comments under Lake Recreation above. Old Business Proposed Labor Day picnic plan changed to incorporate cook out with the Halloween activity. New Business: Suggest that we post a video surveillance sign at the tennis court venue as an immediate deterrent to unauthorized activities taking place there.
