INTRODUCTION Purpose and structure of the report The Site Selection Methodology (May 2009) paper (paragraphs 2.3.29 - 2.3.34) outlines the process to be used to create the preferred list of shaft sites, and this process also applies to CSO sites. Paragraph 2.3.31 lists the type of general considerations that will be addressed in each site suitability report, but they depend on the relevance to the site and professional judgement made in the assessments. This report was prepared through the assessment of information from the perspective of a number of technical disciplines: Engineering, Planning, Environment, Property and Community. The reports have been prepared on the basis of the information listed in Appendix 1 - Sources of Information, and this level of information is considered to be appropriate to the current stage. The Background Technical Paper provides information on the requirements for different site types, their sizes and typical activities/facilities within the sites. Each site suitability report considers a particular site on its own merits. In addition, an engineering options report was produced. Information from both of these reports will feed into the technical assessment of how well the site may fit in with tunnel design options, ensuring combinations of sites spread across the length of the tunnel route provide a reasonable spatial distribution of sites (that will best assist with the construction of the tunnel, operation and maintenance). This is considered in the Preferred Scheme Report. Background The process for selecting sites is set out in the Site Selection Methodology (May 2009) paper. The final part of Stage 1 includes this report. The following is an overall summary of all elements that apply to all the sites on the final short list: Part 1C - Creation of the Preferred List of shaft (and CSO) sites - site data, site visits, site suitability reports, engineering options report and optioneering workshops that will result in the Preferred Scheme Report.

Consultation The Thames Water project team held meetings with London local authorities, statutory and other stakeholders to review the provisional short list of shaft and CSO sites. All general and site specific comments can be found in a separate report titled Consultation on the Short List of Sites: Consultation Feedback Report. These comments were considered to help determine the final short list of sites, but they were also considered at the optioneering workshops. Further meetings were held with London local authorities, statutory and other stakeholders between January and March 2010. Comments are included in this report.

SITE INFORMATION Site and surroundings This site is one of the shortlisted sites for Frogmore Storm Relief - Bell Lane Creek CSO. This section provides an overview of all the site information that will be used by one or more disciplines to assess the site in sections 3 to 9 of this report. The proposed site forms part of the Frogmore Complex, an industrial estate comprising various industrial units with associated loading/unloading areas and car parking. The site is presently used by a private business (Panorama Antennas), and is adjacent to the London Borough of Wandsworth maintenance depot. A site location plan is attached as Appendix 2. The site is bounded by Dormay Street to the east and Frogmore to the west. The south of the site backs onto residential properties fronting onto Armoury Way and the north of the site is bounded by Bell Lane Creek. Existing access is taken from Dormay Street and Frogmore. The site is adjacent to the Wandsworth Town Conservation Area. Neighbouring Wentworth House is a Grade II listed building and forms part of a cluster of buildings at the junction of Dormay Street and Armoury Way, including the Crane public house and the adjoining cottages and terrace. The wider area is mixed, comprising commercial, industrial and residential uses. The Frogmore Complex forms part of a wider industrial designation, which extends northwards towards the River Thames. There are secondary pockets of industrial activity on the south side of Armoury Way. The area immediately to the west of the site, fronting onto Frogmore, is residential and made up of apartments and terraced housing. Further residents are located to the south and east of Armoury Way. The nearest residents are located within London Court, Fullers House and Brewers House, approximately 20m away and directly opposite the proposed operational area. The site falls within other designated areas of the Wandsworth Unitary Development Plan. These include Industrial Employment Areas 2008, an archaeological priority area, conservation area and Metropolitan Open Land. All the mapped designations are shown on the planning and environment plans in Appendix 3. Photographs of the site and surroundings, together with an aerial photograph of the site, are attached as Appendix 4. There is road access to the site via Dormay Street or Frogmore Street, which are a short distance to the A217. There is no rail network local to the site. East Putney London Underground station and Wandsworth Town rail station are less than 1.5km from the site. There are no existing wharfage/jetty facilities at the site it is about 120m inland of Bell Lane Creek. Moreover, there is no viable access to the creek, and barge movements into the creek are likely to be restricted. A transport plan for the site is attached as Appendix 5.

This plan shows that the shaft would be founded in London Clay.

2.1.13 It is understood that National Grid is planning to build a cable tunnel which would run through the outside eastern part of the site. If this site is selected, there would be dialogue with National Grid to consider matters if applicable (such as timing, engineering constraints, cumulative effects of the projects, potential for site sharing, etc.) 2.2 2.2.1 Type of site The site C07AF is being considered as a CSO site to intercept the Frogmore Storm Relief Bell Lane Creek CSO (CS07A). PROPOSED USE OF SITE CONSTRUCTION PHASE The proposed construction phase layouts for the CSO site are located in Appendix 7 Construction Phase Layout, and are based on a preliminary assessment. The construction phase layout drawings are illustrative and show: the layout as a CSO site potential access point. 3.1.3 These drawings provide initial preliminary schematic layouts that have not been optimised. If the site proceeds to the next stage as a preferred site, construction phase layouts would be optimised to minimise impacts. Photographs of typical activities associated with the CSO site construction phase are provided in Appendix 7. Potential above ground construction features include: approximately 3m high hoarding around the site boundary welfare facilities, temporary structures, approximately 3m high grout plant, approximately 3m to 5m high, including silos mobile crane, approximately 30m high (maximum and not for full construction duration). 3.1.5 Preliminary data associated with the construction phase are provided in Table 3.1. PROPOSED USE OF SITE OPERATIONAL PHASE Introduction The indicative operational phase layout for the CSO site is located in Appendix 8 Operational Phase Layout, and is based on a preliminary assessment. The generic elevations of structures shown on the operational phase layout are located in Appendix 8 and provide an illustration of typical examples of the permanent structures which are applicable to CSO sites.

The above ground infrastructure at this site is likely to comprise a ventilation column 10m high and 3m diameter, a ventilation building 5m x 15m x 5m high and a 20m x 10m top structure with openings. The top structure is to provide access and egress into the main shaft and flap valve chamber.

The top structures are envisaged to be finished at a level of 107m tunnel datum (TD) (7mAOD), and since the ground level mean value at this site is 104mTD (4mAOD), the top structures would be raised to approximately 3m above the current ground level. For further information on the generic layout of this top structure, refer to Appendix 8. A hardstanding would be provided to the top structures. The site would not be fenced. Preliminary data associated with the operational phase are provided in Table 4.1. Restoration and after-use The portion of the site not occupied by the permanent works would be restored to its original condition on completion of the construction works. If any buildings were demolished, these would not be reinstated unless required. ENGINEERING ASSESSMENT Access This section should be read in conjunction with Section 7.2. Road

The site can be reached via an existing road, Dormay Street, which is directly off the A217 (Armoury Way). This road leads to the local authority maintenance depot. It is expected that the road would be busy at certain hours of the day. For both the construction and operational phases, access would be from Dormay Street. For the construction phase, the opportunity exists to create a through traffic system for the site with entrance from Dormay Street and egress to Frogmore. For the operational phase, it would also be possible to access from Frogmore, should this be considered preferable.

It was anticipated that the ventilation column at shaft sites would be 10m high when the assessment in this report was undertaken. Although this was subsequently changed to 15m high, the assessment was not revised as it was considered that the difference would not change any disciplines conclusion on the suitability of the site. b It was anticipated that the elevation of top structures at both CSO and shaft sites would be finished at 107mTD when the assessment in this report was undertaken. Rail 5.1.4 There is no rail network local to this site. Rail access is not considered to be a significant factor for CSO sites. River 5.1.5 River access and jetty/wharfage facilities are not a requirement for CSO sites. In addition, the site is some 120m from Bell Lane Creek, with no feasible access, and barge movements along the Creek are likely to be restricted. Construction works considerations The site is currently used as a small business premises. The drop shaft and construction working area would be located within the footprint of an existing two-storey, brick-built building, which has an area of approximately 90m x 45m. The combined sewer runs under this building before it reaches the outfall in Bell Lane Creek, which is approximately 120m from the site. The existing building would need to be demolished to make way for the shaft and interception chamber, and to provide a working area. Data available on third-party assets and significant utilities show that the items in this area of concern are the neighbouring residential buildings and Frogmore Depot and surrounding warehouse. Construction methods would be adopted, as appropriate, to mitigate potential settlement of these assets. It is likely that the proposed works can be constructed within the overall construction programme. The interception chamber and connection culvert to the drop shaft would both be within the site and therefore require no additional consideration. Permanent works considerations The top structures to the drop shaft and flap valve chamber would be 2m above ground level. Health and safety There are no unusual health and safety issues with this site. PLANNING ASSESSMENT Introduction The planning assessment builds on the advantages and disadvantages reported in Table 2.3 and covers the following areas: Planning applications and permissions Planning context Planning comments. 6.2 6.2.1 Planning applications and permissions An initial desktop search of the London Borough of Wandsworth online planning applications database did not identify any planning applications submitted within the last five years applicable to the site.

Planning context The following is a summary of the relevant local planning policies and designations affecting the site and are taken from the current statutory development plan for the borough. The local plan comprises the saved policies from the Wandsworth Unitary Development Plan, adopted August 2003, and the Consolidated London Plan, adopted February 2008. Policy GEN15, Industrial Employment Areas 2008 the site falls within an industrial area that is safeguarded for industrial uses. Under Policy GEN15, the council will seek to retain employment land and maximise its use by safeguarding long established industrial areas. The site is designated within the local plan as within a Significant Industrial Area. Under Policy TBE14, Archaeological Priority Area where development involves ground disturbance, the council will require developers to undertake an archaeological investigation. As appropriate the council may, under Policy TBE15, require the preservation of findings either in situ or by excavation. The site is adjacent to the Wandsworth Town Hall Conservation Area. Policy TBE10, Conservation Area, prohibits development which would harm the character, appearance and setting of a conservation area. The site sits adjacent to the Grade II listed Wentworth House. Policy TBE13, Listed Building, states that development which would harm the setting of listed buildings is unacceptable. Policy GEN12, Housing in determining proposals for development, the council will seek to protect and enhance the character and amenity of residential areas.

6.3.10 Policy ON7, Green Chain Links, prohibits development that would harm the open nature of any open land that contributes towards the Green Chain or link between open spaces, especially to Metropolitan Open Land and where they form strategic link between boroughs. 6.4 6.4.1 Consultation comments A series of consultations on the shortlisted sites were held with London local authorities, statutory and other pan-London stakeholders during July to September 2009 and January to March 2010. This section summarises factual comments that have been made by consultees, and which have informed the SSR assessments. London Borough of Wandsworth 6.4.2 The council stated that there are presently businesses located at the site, including a bathstore and stone masons yard. At the current time, Dormay Street is heavily used and is very restricted. The council advised that the site would cause traffic problems. English Heritage 6.4.3 English Heritage advised that the boundary of C07AB needs to be checked. Environment Agency 6.4.4 No comment. Port of London Authority 6.4.5 No comment. Transport for London 6.4.6 No comment.

Other statutory consultees 6.4.7 6.5 6.5.1 No comment. Planning comments A number of planning designations are applicable to the site, and to the adjacent land and buildings. The relevant planning policies identified are described in Section 6.3 and, of these, those relating to heritage, residential amenity and employment uses are of most relevance to the proposed development. The site is within an established employment area. Use of the site would result in the loss of employment space. However, this is not considered to be detrimental to the viability of the area as a whole, and the site could be returned to employment use post completion of the Thames Tunnel construction works. The relocation to suitable alternative premises of the existing businesses affected by the proposed site may be required, to avoid them being extinguished. The proposal site lies adjacent to the northernmost extent of Wandsworth Town Conservation Area. The adjacent building, Wentworth House, is a Grade II listed building and the entrance to the Frogmore Complex is covered under the same listing. The development may give rise to some conflicts with Policies TBE10, TBE11 and TBE13, and mitigation would be required to avoid potential impacts from construction works and legacy structures on the appearance and setting of these designations. Further appraisal of the impact upon the listed building and conservation area is provided in Section 7. The proposal site is situated close to a residential area. The closest residents are located approximately 20m from the operation area. Given its proximity to dwellings, residents may experience some temporary disturbance and impact on general amenity from increased noise, dust and traffic movements. However, appropriate mitigation measures should ensure these impacts are not unacceptable. The site falls within a designated archaeology important area. The site is also identified as area of archaeological priority. Investigative and remedial requirements would need to be agreed with the LPA in accordance with policies TBE14 and TBE15 respectively. Further appraisal of the archaeological potential is provided in Sections 7. ENVIRONMENTAL APPRAISAL Introduction The following sections summarise specialist assessments which are provided in Appendix 9 Environmental Appraisal Tables. Transport This site is suitable in transport terms, subject to alterations. A new access would need to be constructed seven or eight metres south of the existing access for Sinkstation. A temporary priority working system would need to be installed to allow construction vehicles to safely pass each other through the narrow section on Dormay Street. Potential road and rail access routes are suitable for HGVs should the priority working system be in place, as there are no other visible restrictions. However, due to the small amounts of excavated material that will be produced, it is unlikely that rail access would be utilised. River access is not required for this CSO site. There is a reasonable possibility that the workforce would be able to use public transport to access the site. Some parking could be provided onsite for the workforce. However, there would be no parking available nearby due to the double yellow lines along both sides of Dormay Street and the A3 is a red route. Traffic management would be required for the priority working system on Dormay Street.

7.3 7.3.1

Archaeology Based on current information, this site is suitable. The site has no current records of archaeological remains. Owing to a lack of previous investigations in the area, the nature and extent of archaeological receptors cannot be confidently predicted. Based on the information available, it is possible that archaeological receptors of high or medium value may be present within this site. Peat deposits containing archaeological material have been commonly recorded throughout London in a similar proximity to the River Thames. Given the location of the site, and wider evidence for historical occupation along the river, it is a reasonable assumption to suggest that waterlogged remains of archaeological value may be present. Built heritage and townscape The site is suitable because the scheme would have a limited impact upon the built heritage environment and the local townscape character. Impacts from the construction and operation of C07AF would be restricted to changes in the character of the site, local views, and indirect impacts upon the Wandsworth Town Conservation Area and one Grade II listed building (Wentworth House). Mitigation, including a high-quality scheme design and/or screening, would reduce any adverse impacts. Water resources hydrogeology and surface water In terms of hydrogeology, this site is suitable as the drop shaft would be constructed in London Clay (non-aquifer). The Chalk piezometric head would be approximately 5.1 metres above the base of construction and should be taken into account in the engineering design. No impact on the Chalk aquifer would be expected and the superficial deposits are alluvium, which is classified as a minor aquifer at the shaft site. There would be a limited impact on flow in the shallow aquifer due to the use of a diaphragm wall or caissons. In terms of surface water resources, this site is suitable as there is no direct route for pollution to Bell Lane Creek. Standard mitigation will be required in line with Pollution Prevention Guidelines 1 and 5 and Planning Policy Statement 23. Ecology This site is suitable as it would only require basic ecological surveys, if selected. Flood risk This site is suitable as it is defended to a one in 1,000-year flood level. There would be limited space onsite for SuDS; an investigation would be required to determine the suitability of infiltration SuDS. Air quality This site is less suitable. There are residential properties in close proximity to the site. Fugitive emissions of dust would potentially have a perceptible impact on these properties, although these impacts could be minimised with standard dust control measures. There would be potential for HGV movements on the local road network to cause localised air quality impacts in areas with existing poor air quality. This can be partially mitigated by minimising the movement of HGVs during peak hours. Noise This site is less suitable due to the distance between the site and residential properties located on Frogmore Lane. Noise and vibration from demolition activities may cause an adverse impact to these properties. However, the number of vehicles likely to be associated with the construction phase and the proposed access route is likely to have low

noise impact as there are very few residential properties located on Dormay Street and Armoury Way. 7.10 Land quality

7.10.1 The site is less suitable because of the high potential that contamination has occurred from historic activities onsite. These include a dye works and a second unspecified works which have the potential to impact on soils and shallow groundwater. Additionally, migration from offsite activities may have occurred through the shallow groundwater to beneath the site. 7.10.2 The contamination would have the potential to impact onsite workers and adjacent human receptors through direct contact/vapour inhalation exposure pathways. Additionally, the potential exists for contamination of surface water receptors to occur through the migration of contaminants through the shallow (ie, River Terrace Gravel) aquifer. 8 8.1 8.1.1 SOCIO-ECONOMIC AND COMMUNITY ASSESSMENT Socio-economic profile The site is within the Fairfield ward of the London Borough of Wandsworth. Statistics from the Office of National Statistics (ONS) 2001 Census data show the following indicators for the ward, in comparison to the rest of Wandsworth, London and England as a whole: A higher rate of full-time employees and self-employed people. A higher rate of employment in professional occupations. A substantially higher proportion of people educated to Level 4/5 (degree level). Fewer people aged 19 or under, or 45 and over, (with comparably more people in their twenties and thirties). Approximately 82% people are white and around 75% of people were born in the UK. A higher proportion of residents reporting a good state of health. 8.1.2 Overall, this community profile suggests that the population mainly consists of young professionals. Issues and impacts Due to the engineering requirements for a CSO site in this location, the greatest potential impact, from a community impacts perspective, appears likely to be caused by the effect of the proposed works on the industrial units onsite. Any impact on these businesses may have financial implications for the business owners and employees. The London Court, Fullers House and Brewers House residences on Frogmore may face disruption from works on the site and the Crane public house may also be disrupted. Apart from this, the surrounding land uses are unlikely to be significantly impacted by the use of the site, as the area is mostly industrial. PROPERTY ASSESSMENT Introduction The site under consideration as a CSO site comprises an existing industrial property situated between Frogmore and Dormay Street, to the north of Wandsworth town centre and just off the Armoury Way one-way system.

Crown Land and Special Land comments The land is privately owned and appears to be neither Crown Land nor Special Land. There should therefore be no procedural difficulty in acquiring the land using compulsory purchase powers. Land to be acquired The site comprises an industrial and office property. A temporary acquisition of the site would not be practical as a temporary relocation of the business, followed by relocation back to the site after the works are finished, would significantly increase acquisition costs and business disturbance. The compensation assessment therefore assumes that the worksite would be acquired permanently. The existing building would be demolished. The operational phase would require a much smaller area, with dimensions of approximately 12m by 20m. Therefore, the non-operational part of the site may be become surplus and may be sold after the works are complete. The permanent operational area is currently shown on engineering drawings as to be located in the centre of the site, which partially sterilises the site for post works resale. If the operational area could be located in a corner of the site, the resale value would be improved. Property valuation comments The freehold is owned by Andrew Jesman, Christopher Jesman and Torr Pension Trustees Ltd and part of the site is owned by Panorama Antennas Limited. Panorama Antennas currently occupies the premises. The property is listed in the 2005 Rating List as Factory and Premises, with a rateable value of 135,000. The ownership includes the industrial building which abuts this property on its southern side. This property appears to be in separate occupation and the fact that it is in the same ownership should not have any significant impact on acquisition costs. The planning history shows no recent planning application in relation to this site. The site is located within an industrial employment area. Therefore it appears that any redevelopment would be for employment purposes. As the current building is reasonably modern, it seems unlikely that the site would be redeveloped in the foreseeable future. Acquisition costs have been assessed on a market value basis. The acquisition costs are likely to be acceptable. Disturbance compensation comments The site is used as industrial and office premises and is occupied by Panorama Antennas. The occupier may therefore claim the cost of relocation. Panorama Antennas appears to have been in occupation of this property since 1992, according to its website. Panorama is a manufacturer of antennas for the telecommunications and electronics industries. The building is therefore likely to contain manufacturing plant: manufacturing businesses are usually among the most expensive and difficult to relocate. The manufacturing process used by Panorama appears to be based mainly on plastic injection moulding. Injection moulding based manufacturing tends to be easier to relocate than other manufacturing uses, however a significant level of disruption is still likely to be caused to this business. A preliminary assessment using figures from Dun and Bradstreet indicates that the disturbance compensation costs are likely to be acceptable. This assumes that the existing production plant can be relocated. If this is not the case, the acquisition costs could increase significantly.

There is insufficient information available at this stage to make an accurate judgement regarding whether existing production plant can be moved without disrupting the business and what the cost implications are if this is not the case. Based on current available information, the disturbance costs are likely to be acceptable, assuming an orderly relocation. If significant disruption was caused to the business and some difficulty was experienced with relocating some production plant, the disturbance costs would increase significantly, but at this stage it appears that the costs are still likely to be at acceptable levels. Offsite statutory compensation comments There should be limited potential for offsite statutory compensation under Section 10 of the Compulsory Purchase Act 1965, as there is unlikely to be any physical interference with public or private property rights. There should also be limited potential for claims under Part 1 of the Land Compensation Act 1973, as the completed works are unlikely to result in diminution in value to property. Site acquisition cost assessment The statutory acquisition costs are likely to be acceptable. SITE CONCLUSIONS BY DISCIPLINE Introduction

10.1.1 The conclusions presented in this section are drawn from each disciplines assessment , and are designed to inform the workshop where a final conclusion on whether the site moves forward as one of the preferred sites or not. 10.2 Engineering

10.2.1 This site is suitable as a CSO site because it would be of adequate area and would have good vehicular access. The shaft could be constructed close to the sewer to be intercepted. Use of the site would require demolition of the existing two-storey building. 10.3 Planning

10.3.1 On balance, the site is considered suitable for use as a CSO site. 10.3.2 The proposal site is unlikely to have an unacceptable impact upon residential amenity and appropriate mitigation should reduce potential impacts on the identified heritage designations. The site is within an established employment area and the loss of an existing employment use would require policy justification. There may be a requirement to relocate existing businesses and this would require further investigation. 10.4 Environment

10.4.1 Overall, the site is considered to be suitable for use as a CSO site. However, mitigation would be required to enable the site to be used. 10.4.2 Based on current information, the site is suitable from the perspective of transport, archaeology, water resources (hydrogeology and surface water), ecology, flood risk, built heritage and townscape. 10.4.3 The site is considered less suitable from the perspective of air quality, noise and land quality.

10.4.4 Overall, the site is considered suitable, subject to further investigation of whether air quality, noise and land quality impacts can be adequately mitigated. Likely mitigation considerations would include: Air Quality - dust control measures, and minimising the movement of HGVs during peak hours. Noise - Adherence to the good site practices provided in BS5228, siting of noisy equipment and construction activities as far as is practicable from sensitive receptors, and provision of site boundary noise fences. Land Quality - further studies in order to determine the level of contamination present. 10.5 Socio-economic and community

10.5.1 From a community impacts perspective, this site appears suitable for use as a CSO site. Use of the site may impact on the operation of Panorama Antennas, the business currently using the site. This may have financial implications on the business owners and employees concerned. 10.5.2 The three-storey residential dwellings on Frogmore to the west of the site may experience a level of disruption. Mitigation may involve limiting site hours and using noise reduction measures. 10.5.3 The site is adjacent to industrial buildings; these appear unlikely to be greatly affected by the use of the site. 10.6 Property

10.6.1 This site is considered suitable as a CSO site. 10.6.2 The advantage of the site is as follows: Acquisition costs should be significant but acceptable. 10.6.3 The disadvantages of the site are as follows: The site is developed and acquisition would result in significant business disturbance There is potential for acquisition costs to increase significantly if existing production plant cannot be relocated without significant disruption to the business.

APPENDIX 9 ENVIRONMENTAL APPRAISAL TABLES

Transport Site considerations Access to road network Comments Site accesses onto Dormay Street approximately seven/ eight metres south of northern extent of existing access for Sinksation Kitchens & Bathrooms. Site access will need construction. Care needs to be taken to ensure exact location of access provides sufficient room on Dormay Street to allow HGVs to manoeuvre in and out of the site. Dormay Street is subject to a 30mph speed limit, is street lit and features double yellow lines along its extent on both sides. It has a carriageway width of 8m which reduces to 4.2m in width through a narrow road section. Noise Site considerations Comments climate in the area. A railway also lies close to properties on Sudlow Road. Potential issues Construction: The construction period is estimated at 2 to 3 years and working hours will be 12 hours per day (7am to 7pm) Monday to Saturday. This has the potential to result in adverse noise impacts to the sensitive receptors surrounding the site, and in particular those located on Frogmore Lane. A building will also be demolished and this will again result in an adverse noise impact on properties on Frogmore Lane and Armoury Way. The vehicle movements has the potential to result in adverse noise impacts along the length Dormay Street and Armoury Road, off which a permanent access is proposed however there are a small number of residential properties along these routes. Situating plant in the northern area of the site would maximise the distance between them and the nearest sensitive receptors and minimise potential disturbance. Proposed 3m site boundary fencing will provide useful noise mitigation to some plant and construction activities. Contamination Category Summary:

The site is less suitable because of the high potential that contamination has occurred from historic activities onsite. These include a dye works and a second unspecified works which have the potential to impact on soils and shallow groundwater. Additionally, migration from offsite activities may have occurred through the shallow ground water to beneath the site. The contamination would have the potential to impact on site workers and adjacent human receptors through direct contact/ vapour inhalation exposure pathways. Additionally, the potential exists for contamination of surface water receptors to occur through the migration of contaminants through the shallow (i.e. River Terrace Gravel) aquifer. Notes: 1. From BGS Geological Model giving average ground condition profile. Local near surface conditions may vary, particularly within the river. 2. Soil information for urban areas is based on fewer observations than elsewhere in the country. Therefore a worst case vulnerability (H) is assumed until proven otherwise. 3.
