With Midtown South pricing out tenants in search of smaller blocks of space, the Empire State Realty Trust has designed prebuilt office space on the 16th floor of 501 Seventh Avenue to harness the demand spilling over to other parts of the market. Considering two types of prebuildsoffice and creativeESRT opted for creative, targeting media, tech and advertising firms. We dont cater to the garment industry anymore, said Fred Posniak, senior vice president, frankly. Built for immediate occupancy, the four prebuilt spaces at 501 Seventh Avenue range in size from 2,641 square feet to 5,810 square feet. Mr. Posniak spoke to The Commercial Observer last week about benefits and unique features offered on the 16th floor.

Each of the individual tenants on the 16th oor will have the ability to control their own heating and air conditioning a unique feature for smaller spaces. Its becoming more common, but its unique, Mr. Posniak said. Most of the time, a small tenant does not have the opportunity to control their own climate.

Tenants at 501 Seventh Avenue will enjoy a fully renovated lobby, elevators and a renovated public corridor. Each space is basically right off of the public corridor, Mr. Posniak said.

Catering to creative tenants, the prebuilt space on the 16th oor will feature exposed ceilings and duct work, and concrete oors. Its the edgy type of prebuilt space, Mr. Posniak noted.

Each space on the 16th oor enjoys a large amount of open space and good light. Imagine you are on a cruise ship, and you get light through a port hole or a full window. Which do you think is better? Mr. Posniak asked rhetorically.

Tenants will have to deliver their own furniture, but the prebuilt spaces are largely turnkey. Heres your key, deliver your furniture, and youre in right away, Mr. Posniak said. Smaller users required immediate occupancy, and these spaces are built for that.

The 16th oor also features newly renovated bathrooms. You have a prewar building with every modern amenity and service, Mr. Posniak said. Its a great boutique building in a fabulous location.
