I. LEGAL
TCT Details: owners name, total area, mortgages; liens and encumbrances included; adverse claimants (this is to check the validity and clearance of the TCT at hand: all details can be found in the TCT copy) Type of Development Ownership: 100% Owned or Joint Venture OR other project arrangements Tax Declaration: for consistency with municipal ordinance (details the type of use of the study area presently marked as residential use or not; area verification tool)

Existing Land use and density: (refers not only to the area but the neighboring lots as well): at present, how is the land used? (vacant, agricultural, are there existing residents in the area) Community Facilities: existence of parks, health centers, churches, city hall Transportation: modes of transportation; is the area linked to a community road, Infrastructures: commercial shops or business hubs existent
Others conditions that would impact on the development (i.e. the transmission lines, informal settlements, lease contracts, claims, etc.)
III. COMMUNITY
Neighborhood type: emerging middle market, middle market or market on the lower income sector Development Plan of the Municipality: request of CDP and/or CLUP (this should lead us to the direction of development the municipality desires to head to giving us potential infra and economic developments that would be advantageous for the project)
