308 MALCOLm X BOULEVARD

Having opened up in Cobble Hill last year, aptsandlofts.com is expanding once again, this time into Bedford-Stuyvesant, where the brokerage has taken a 2,000-square-foot bi-level storefront space with fully landscaped backyard no lessat 308 Malcolm X Boulevard. The space is designed to be able to support 45 agents and support staff, though its expected to be occupied by 25 when it opens early next year. David Maundrell, the companys founder and president, spoke to The Commercial Observer last week about expanding into Bed-Stuy and the unique features of the space. A lot more transactions are happening in Bed-Stuy and Crown Heights, he said. This will be a jumping off point for us in Bed-Stuy, Crown Heights, Clinton Hill, Bushwick and even Ridgewood, Queens.

Aptsandlofts.com will enjoy a shared backyard that will feature a barbecue, communal dining area, koi pond and even a bird cage. Its kind of cool, Mr. Maundrell noted of the unique features.

Though the rst oor plan shows three rows of desks, aptsandlofts. com has elected to add an additional row to accommodate brokers and staff.

Unlike the rms Cobble Hill location, the BedStuy space was delivered in good condition and did not require a gut renovation. And I have the option here to expand, Mr. Maundrell said. Right now, I have the rst oor and the cellar, but I have the option to go up a oor when Im ready.

True to the rms Brooklyn roots, aptsandlofts.com has elected to keep the exposed brick along the right hand wall of the space.

The basement space will include a kitchenette, two bathrooms, IT equipment and a conference room. There will be about ve desks down there, Mr. Maundrell added.

To the back of the space are a managers office and a door leading out to the aforementioned yard.

The reception area will feature seating and a marble tableto be utilized by clients lling out paperwork and applications. The reception desk and the area behind it have been constructed entirely of reclaimed wood, a design element also used in the rms Cobble Hill location.
