Its Homestead Season

If you havent already, now is a great time to touch base with your buyers from 2013 and remind them to file for first time homestead exemption. An easy way to do that is to drop them a note with a copy of their HUD1. In addition to other restrictions, the homeowner must be in legal possession of the property, by recorded deed, and reside on the property by January 1st. They have until March 1st to provide their application for homestead exemption to the appropriate county. The below links should be helpful for firsttime homestead applications. In Duval County, you can find more information and apply online at the following link; http://www.coj.net/departments/propertyappraiser/exemptions.aspx In Clay County, you can find a link to the application to fill out ahead of time which you must deliver to the Property Appraiser here; http://www.ccpao.com/newsite/. In St. Johns County, filing has to be done in person. You need to bring everything they mention online; http://www.sjcpa.us/Homestead%20Exemption.html and then fill it out in person. Also like St. Johns County, they are very responsive to calls at 904 4917300. Putnam County applications must be made in person. Their website isnt as helpful as other counties, but if you follow the links above for other counties, they outline the documentation and qualification requirements. You can also call them with questions at 386 3290286. Flagler County is very much like Putnam. To save time driving to the offices in Bunnell, homeowners should just call 386 3134150 with their questions first.
