Facilities Management Report for January and February 2009

Martin Luther King Jr. Memorial Library


• Asbestos abatement on the fourth floor has been completed and a new
cooling system will be installed in the conference area.
• Chiller number one has been completely overhauled and is ready for
cooling season.
• A solicitation has been prepared for the replacement of the cooling tower;
this will be in place prior to the cooling season.
• New cooling systems have been installed in the IT work area and
computer room.
• New energy efficient lighting has been installed in the public hallways on
the 2nd, 3rd and 4th floors.
• All fire extinguishers have been inspected, tested and/or replaced.
• Stairwell cooling coils are being replaced and will be completed by May 1.

Neighborhood Libraries
• Installation of a new condensate pump and repair of the heating unit is
complete at Petworth.
• Two new heat pumps were installed at Tenley Interim
• Staff painters have completed 75% of new painting at Capitol View; they
are working to re-paint the total interior of the building.
• After years of roof leaks at Lamond-Riggs, facilities discovered what the
problems were and will have everything repaired by April 1, 2009.
• Chiller expansion tank, water fountain and heater were replaced at Chevy
Chase.
• A major electrical improvement project to replace an electrical panel and
new light switches is under way at Chevy Chase. The project will be
completed by late March or early April.
• The heat exchanger and condensate lines were repaired at Palisades

Miscellaneous Items
• We would like to welcome our new Support Service Manager, Reginold
Mitchell. Mr. Mitchell comes to us from the Office of Property
Management.
• Contractor and DCPL staff members were able to handle the large snow
on March 2 without any major problems; all branches were cleaned and
able to open on time that day and the following day.
• All preventive maintenance for filter changes was completed at
neighborhood libraries and MLKML.
