Richland Hills Office Background

Site Background The site is located at the Southeast Corner of Richland Hills Drive and La Cruz Road, West of Loop 410 in San Antonio, Texas. The site is clear and flat within the building area. The total area for the property is 3.43 acres. The property is currently two plots of land that will be replatted and rezoned for a three story office building. The office building will be 125ft by 200ft. Each floor will be 25,000 sq. ft for a total of 75,000 sq. ft for the entire building. Additionally, Leon Creek is located approximately one mile northeast of the site. There are several commercial buildings in the area including a Walmart, SpringHill Suites, Sleep Inn & Suites, IBC Bank, Quality Inn, Lowes and various restaurants. There is a 1% Annual Chance Flood Hazard in the area due to the close proximities of Leon Creek and Culebra Creek. Figure 1 presents the location for the site.
