Sublease Contract

This contract is made for the sublease of a one bedroom apartment between the Tenant, Mackenzie Michel, and the Subtenant, John Smith, made on May, 10, 2014. The one bedroom apartment is located at 400 N. River Rd. West Lafayette, IN. This subleased premise is to be used for residential purposes only. The Subtenant will take possession on May, 10, 2014 at 1:00 p.m. and promises to vacate the premises by July, 31, 2014 at 9:00 a.m. Subtenant will pay Tenant the sum of $575 per month, to be received by the Tenant/Landlord of the property by the 1st day of each month. If rent is not received by the 1st day of each month, a $25 dollar late fee will be added to the amount of rent due. Rent is to be paid by check or money order to the Tenant, Mackenzie Michel, or through the online rent portal to the Landlord. If rent is paid to the Tenant checks and money orders can be sent to 348 W. Greencastle Rd. Mooresville, IN. A security deposit of $300 shall be paid by Subtenant to Tenant. Upon expiration of this contract, the Tenant/Landlord will examine the conditions of the premises. Any damage to the premises (beyond normal wear and tear) caused by Subtenant, or nonpayment of rent, or outstanding late payment fees, will be deducted from the amount of security deposit to be returned to Subtenant within 2 weeks of the expiration of this agreement.
