Lease Transfer Agreement

This is a lease transfer agreement is entered into on this ___ day of ________, 2009, for

This agreement is intended to transfer by assignment all rights and obligations of

(Tenant) to (Replacement Tenant) to live in (Address) pursuant to the lease between
(Tenant) and (Landlord) signed on (Date). (Replacement Tenant) acknowledges that by
signing this Agreement s/he will be bound by all the terms and provisions of the original
lease. Further, by his/her signature below, (Landlord) has agreed and consented to the
lease transfer. Landlord further hereby agrees that upon (Tenant’s) obligations and
liabilities pursuant to the original shall/shall not be terminated.

The parties further agree that the security deposit paid by (Tenant) to (Landlord)
shall be resolved as follows: (Cross out paragraphs that do not apply)

-(Replacement Tenant) shall pay to Tenant the amount of _______ and, in return,
Tenant shall and does hereby assign to Replacement Tenant all rights to the
security deposit Tenant previously paid to Landlord. Tenant further hereby
waives any rights or claims s/he may have against Landlord for an accounting and
return of the security deposit to Tenant.

-(Replacement Tenant) shall pay a security deposit in the amount of ______ to

Landlord, who shall be responsible for an accounting and return of the security
deposit to Replacement Tenant pursuant to Colorado law. In consideration of the
security deposit paid by Replacement Tenant, Landlord shall immediately return
Tenant’s security deposit less ______ retained for current damage or outstanding
monetary obligations owed by Tenant.
