2. TECHNICAL FEATURES.
These houses fulfill all the requirements and regulations of thermal and acoustic comfort,
as well as security.
STRUCTURE
The structure, walls and roof are made of panels of calcium silicate with female male fitting,
composed of calcium silicate with 4.5 mm outer coating. The inner panel is composed of EPS,
fiber cement, fly ash and chemical compound. The option we propose for these homes is to
use 120 mm panels outside and central support wall and 90 mm panel for partitions walls of
the houses (exterior walls, interior walls).

FOUNDATIONS
Due to the topographical and geological features of the land the choice will be between
implementing a continuous basis to support slightly reinforced concrete (general foundation
type) or alternative support implemented by concrete small bases. Although there are these
two types of foundation base for this type of construction, in this case we suggest that the first
base described above, done with a iron mat foundation (Photo for illustration purposes only).

COVERAGE
In order to create a perfectly acceptable environment, a mild temperature, taking into account
the climate of the site, Gambia, we think the most convenient, more timely, efficient and
effective solution is the use of polyurethane expansive sandwich panel in a color that suits a
good visual look at architectural proposal made for the project.
EXTERIOR WALLS
The exterior walls are made with plates of calcium silicate EPS, bonded together with polymer
mortar with capped and treated with anti crack bands. The finishes of the exterior walls can be
made of the following 3 ways:
- Paint applied directly on the panels, suggested in the budget.
- Lined as required by the client, after being prepared for lining (cover joints and imperfections
that may appear. See photo of the construction phase.) Lining is an extra cost.
- Mono mass of direct application with finished color. (Extra cost).

INTERIOR WALLS
The interior walls are made with plates of calcium silicate EPS, bonded together with polymer
mortar with capped and treated with anti crack bands r. The finishes of the interior walls is
paint applied directly on the panels, after being prepared for submission (cover joints and
imperfections that may appear).
FLOORING
Floor will be covered with ceramic tiles for the interior.
MOSAICS
Walls covered with ceramic tiles in kitchen and bathrooms, until 2m.

FRAMES
Done in simple lacquered aluminium with glasses.

DOORS
Interior doors with polished wood imitation finish.

ELECTRICITY
A spot light in each compartment. Sockets in each room. In the case of the kitchen may
eventually be applied more sockets.
WATER AND SEWER
The water installation is prepared to be directly connected to the general network.
Sewerage performed and prepared to be connected directly to the general sewerage
system or septic tank.
SANITARY WARE
Faucets and shower manufactured with chrome steel. Toilet, washbasin and other
pieces will be done with ceramic.

4. FACTORY.
For the above proposal, EUREKA takes responsibility for installing an assembly line of EPS
panels in Gambia, for the manufacture of all panels to be used in the construction of the
project.
We propose to assemble an assembly line of medium size, capable of producing a normal rate
calculated by our engineers, 600,000 m2 of year panel. This factory will allow us to produce
this work and with the possibility to sell the surplus to third local buyers. The amount of m2
using the 3000 homes that we propose is approximately 500,000 m2 , which allows us a
degree of comfort, time / quantity to be able to resolve any problems related to the
production of panels.

With the installation of the plant, EUREKA proposes to manage the plant for not less than 5
years. After this period the plant may become part of the clients assets, or can be managed by
government of The Gambia or whom the government consider . During these 5 years and
after, EUREKA takes responsibility for the technical monitoring , quality control , supply of raw
materials and those which are necessary for the smooth operation of the plant . To install the
factory EUREKA will require a minimum of 10,000 m2 land , given by local authorities . It will
be required electricity and water. Also need the support of a loader machine , welding , and
some local workers. In this process EUREKA will give professional training both in the
manufacturing area , but also in the creation and promotion of specialized professional teams
in building homes with our innovative construction method .

5. TERMS AND CONDITIONS.
TIMEFRAME
SAMPLES
- Delivery of samples will require at least 60 days after the client places the order. These first 3
houses will required 30 days to be mounted.
COMPLETE PROJECT
- The timeframe for the installation of the 3.000 houses (1.000 houses of each size) is
estimated in 36 months. This schedule will be recalculated if the buyer can incorporate more
workers.
FACTORY
EUREKA requires at least 120 days to install and start operations of the panels factory.
PAYMENT TERMS
After the acceptance of the terms detailed in this proposal, seller and buyer will agrees the
most convenient sales terms for both parties.
