QUIET ENJOYMENT Upon payment by the Tenant of the rent herein provided, and upon the observance by Tenant of each and every one of the terms, provisions, covenants, agreements, undertakings, and conditions on Tenant's part to be observed and performed, Tenant shall peaceably and quietly hold and enjoy the Demised Premises for the Lease Term without hindrance or interruption by Landlord or any other person or persons lawfully or equitably claiming by, through or under the Landlord, subject, nevertheless, to each and every one of the terms, provisions, covenants, agreements, undertakings and conditions of this Lease.
PURSUANT TO FLORIDA STATUTES SECTION 83.56 (1), DEMAND IS HEREBY MADE THAT YOU REMEDY THE NONCOMPLIANCE WITHIN SEVEN DAYS OF RECEIPT OF THIS NOTICE OR THE LEASE WILL BE DEEMED TERMINATED. THE TENANT SHALL THEN VACATE THE PREMISES WITH NO LIABILITY FOR RENT DURING WHICH TIME THE PROPERTY WAS UNINHABITABLE, OR IF THE PROPERTY IS INHABITABLE, THE RENT SHALL BE REDUCED BY AN AMOUNT IN PROPORTION TO THE LOSS OF RENTAL VALUE CAUSED BY THE NONCOMPLIANCE.
