a, The extremely impacted parking situation


b. The dangerous traffic situations caused by excessive density
c. Per AB 283, some of these blocks should have been/should be
downzoned.
d. Certain blocks (such as 1400/1500 blocks of Hi Point) have Q
conditions, set for the purpose of trying to buffer the major height
differences between the R1 and R3 blocks that are up against one
another
.e. As the low incoming housing requirements seem to be rarely, if ever,
executed or enforced, we could
a) request a moratorium on the issuance of density bonuses until an
inventory is taken and good enforcement mechanisms are in place;
and
b) promise to work collaboratively with developers who agree to
build quality small lot divisions instead of apartments.
