Chimney Ridge Homeowners Association

Meeting Minutes
March 24, 2015 at 7:00 pm
Board Members Present: Jeff Miles, Jill Hudgins, Monica Kobayashi
Treasured Property (Property Management): Dwain Gullion
One homeowner present.
Meeting was called to order.

There was no meeting in February 2015 as it was cancelled due to adverse weather. The
January meeting minutes were approved as is.

The contract with Hornet Landscaping is signed and in effect.

Treasured Property posted notices on 3704 that water would be turned off to the building
next week so that a plumbing repair could be performed in one of the units.

Dwain is getting quotes for repairs for the unit in 3700 with chimney problems.

A homeowners car was towed because it was parked illegally. The unit owner and her
daughter contacted Treasured Property and Jeff as they were very upset. It was explained
that illegal parking is a safety issue.

The light issues in 3803 are being worked on.

The monthly Woodcroft Community room rates have increased from $15 a month to $30
per month, plus a $150 deposit and new signed contract are required to rent the room.
o Decided to table the discussion until the April Board meeting and will meet at
Treasured Property office in April.
o Will keep owners notified of meeting location via Chimney Ridge website and
posted note by the pool/mail boxes.

Dwain will talk to Ryan about developing a strategy for dealing with conflict situations
between unit owners, specifically when it involves a situation which is not the boards
responsibility. e.g., a unit has damage caused by another unit (e.g., leak, faulty
appliance).

Dwain will get a quote on staining the wood panels around the dumpsters.

The meeting moved to the executive session.
