The company we will be focusing on is the DC based Smith Group JJR. It is one of the
largest and prominent architecture, engineering, and planning firms in the U.S. Their
integrated practice serves the built and natural environment, including architecture,
engineering, landscape architecture, urban design and environmental science. Smith
Group JJR has been named architect of record for the MGM National Harbor.
Developers buy the properties and often have an idea for what they want to build there.
They either are the investor or they go out and find investors to back their projects.
The developers hire architects, like Smith Group JJR, to design the project. The
developer would tell Smith Group JJR how many condos, floors, shops ect.
Smith Group JJR would take the general concept from the developer; come up with a
blue print in CAD and the input that blue print into virtual reality. The developers could
then take a virtual tour through the facility. This way the developer can get a better feel
for how their property would truly look. They could then add, change, or subtract
anything they wished. If the developer was not the investor, then they could take outside
investors through the virtual tour so they too can get a better look at what the end product
would actually look like.
Virtual reality in real estate could also improve communication between the different
parties working on the project. The architecture firm designs the project and sub contracts
the engineers, who do structural and mechanical systems and the contractors who build
the actual project. If the engineers and contractors could take this virtual tour
communication could be improved because everyone involved would have a better
understanding of what the vision of the project is, everyone would be on the same page.
