Description:

A small sized shopping district with basic necessities of living built in


between residential areas with no access of commercial zone nearby. Its
located next to a road for easy access to the complex.

Aim:

To provide close and easy access to shopping complex to the nearby


condominiums and houses.

Beneficial Impacts:
o

A shop complex available near the residential area with different varieties
of shops and products is efficient to nearby residents in terms of time and
energy

Population density in the radial area around the complex will increase, this
will lead to improvement in regional economics

Subsequent to the previous effect of improvement in regional economics,


the undeveloped areas (kampung) may be cleared and developed

Emergent supplies of needs such as medicine could be easily made all


around the year

Negative Impacts:
o

High traffic jam may be caused (the site area has high traffic density
during sunrise, sunset and lunch times)

Higher traffic density and shop complex itself will cause more pollution in
the area

The convenience reduces peoples movement

Process of Regional Economics Improvement:


1. Convenient shopping complex built near the residential area
2. Money is spent on the shops by the visitors (the residents)
3. The facilities and services of the complex improves attracting customers
out of the region
4. Due to convenience and quality of shopping near housing, rentals and
sales of the residences in the region will increase
5. More visitors at the region
