JUDICIAL AFFIDAVIT OF THE WITNESS

KRISTOFFER CLAUDIO
This Judicial Affidavit of the wintess, KRISTOFFER CLAUDIO, is
executed to serve as his direct testimony in the instant case. This Judicial Affidavit
is offered to prove that the lot numbers in ANNEXES G, H, I, J are accurate and
are consistent with the register of deeds;
QUESTIONS were propounded by plaintiffs counsel, Atty. Phyllisabelle
Bethany General in English, which the affiant fully understands, and the
ANSWERS were given by the witness KRISTOFFER CLAUDIO were also in
English.
1. Do you swear to tell the truth, the whole truth and nothing but the truth?
Answer: I do.
2. Are you aware that you may face criminal liability for false testimony or
perjury if you will not tell the truth?
Answer: I am.
3. Please state your name, age, address and occupation.
Answer:I am KRISTOFFER CLAUDIO, Filipino, 30 years old and a
resident of PO box 200, Camanchile Drive, Zone 3, Zamboanga City. I

am currently employed as Registrar of Deeds under Zamboanga CityRRD

4. You are the Registrar of Deeds under Zamboanga City-RRD, so you have
overall control, supervision and authority to verify ownership according
to the Register of deeds?
Answer: Yes. I am the man-in-charge.
5. Please tell me if this Transfer Certificate of Title no W-5673 belongs to a
certain Bruno Tan.
Answer: Positive Sir. This is what our records reflect.
6. Can you also please tell me to whom Transfer Certificate of Title no W5672 belongs to?
Answer: This belongs to a certain Alberto Tan.
7. Are you aware of the fact the TCT Nos T-090637, W-5672, W-5673 and
W-5674 all bear the same Serial Number of 1286024?
Answer: Yes.
8. When did you knew about this?
Answer: Only when there it was brought to my attention, in relation to
this case.
9. How does this fact affect the ownership of the title holders of TCT Nos T090637, W-5672, W-5673 and W-5674?
Answer: It does not. The serial number indicated in a TCT is merely for
recording purposes of our office. It does not in any way affect the right
bestowed by such title. This fact, can easily be corrected in our records
and new titles shall be issued to the same title holders.
10. Are you aware that you are under oath?
Answer: Yes.
11.No further questions.
Answer: OK.
