ANALYSIS FOR REPAIRS

In order to ensure that the building is structurally sound, architecturally


pleasant, and limits the risk of any physical injury, repairs would be
required to the foundation, floor joists, beams, floor boards, wall
cladding, roof, electrical and plumbing.
FOUNDATION
Based on remedial works already undertaken to replace structural
elements, the architectural flavor is already underpin elements of the
existing structural or replace them totally. The of the movement
of the rear boundary wall is an indication of ground slippage that
further compounds any remedial works undertaken.

stabilize the structure.
FLOOR JOISTS

ROOF
No examination of the roof members was conducted. The existing roof
sheeting is totally rusted and required replacement. The roof design as
customary at the time of construction did not allow for any ventilation,
this normally results in an environment which is ideal for
accommodating termites.

CONCLUSION
The methodology required to adequately repair building of this nature
is an extremely costly venture this is out by the fact that the
termites treatment that maybe required is the fumigation of the
complete building, secondly major structural repairs will be required to
foundation, floors, perimeter beams and joists.
Assuring that 50% of roof membrane may require replacement along
with the new roof sheeting is estimated in excess of $2.5 million.
Finally a determination must be mode regarding the cost benefit of
restoring this structure to its original state. It may be for
to demolish, re-construct, utilizing the same designs, layout and as
such preserving the architecture.
A minimum of $15 to 20 million maybe required to restore the
structure while it maybe reconstructed for $25 to 30 Million. This is
inclusive of a proper sewage system that is not presently included in
the refurbishing costs.
