by the Transfer dated 20 February 1991 referred to in the Charges
Register:TOGETHER WITH
(a) full right and liberty for the Purchaser and all persons
authorised by him (in common with the Governors the Head tenant the

Road aforesaid and all other persons having the like right)at all times

eighty years hereafter be in on over under or passing through any other
parts of No 14 St John's Wood Road aforesaid.
(d) the right for the Purchaser with or without workmen servants and
others at all reasonable times upon giving reasonable notice (except in
cases of emergency) to enter into and upon any other part of 14 St
John's Wood Road aforesaid for the purposes of repairing and
maintaining any water and other pipes sewers drains gutters
watercourses cables wires ducts and apparatus chimneys and flues
serving the property hereby transferred or of repairing and maintaining
any part of the property hereby transferred and the buildings from time
to time upon it the Purchaser in the exercise of the aforesaid rights
causing as little disturbance and damage as possible and forthwith
making good all damage so caused.

Hunt (The Purchaser) contains the following covenants:THE Purchaser for himself and his successors in title HEREBY COVENANTS
with the Governors for the benefit of the Governors' adjoining and
neighbouring land and so as to bind the property hereby transferred
into whosoever hands the same may come that the Purchaser will not use
nor permit or suffer to be used the property hereby transferred
otherwise than as a single private dwellinghouse for residential
purposes only in the occupation of one household.

transferred for the purpose of the repair maintenance and replacement
of any buildings or other structures or the adjoining or neighbouring
land of the Governors
(d) such other rights and easements as would become appurtenant to the
Governors adjoining and neighbouring land by implication of law if the
Governors had transferred it to another purchaser at the same time as
the transfer herein PROVIDED THAT the persons exercising all or any of
the aforesaid rights in this Clause 3 cause as little disturbance and
damage as possible and forthwith make good all damage so caused.
