Whether its working out how the world will


house a population heading towards 9 billion
people or providing housing repair advice to

qualifications and standards in the development and management
of land, real estate, construction and infrastructure.
Our name promises the consistent delivery
of standards bringing confidence to the

We accredit 118,000 professionals and
any individual or firm registered with RICS
is subject to our quality assurance. Their
expertise covers property valuation and
management; the costing and leadership

What attracted you to property?
I love the fact that no day is the same in
property. It is the perfect blend of work and
pleasure, where you can actually have fun
whilst being at work.
Its an amazingly social industry. I have been
involved with bricks and mortar for over six
years now, having worked in architecture.
I love the fact that property is tangible.
You can see the results, enable development,
control the way you use space and thats
what attracted and has kept me in the
property industry.
What is a working day like for you?
I am just at the tail end of my first rotation, in
the development consulting team.
From day one I was involved in projects and
assigned some long and short term projects.
My line manager has been fantastic, ensuring
that I get the right mix and blend of work.
The team is really supportive, giving you
a good degree of responsibility. I have also
been able to shadow various members of
the team and attend a few client meetings
independently. Its been a fantastic learning
curve, with a really supportive team.

What lessons have you learnt so far in


your career?
More than ever I have learnt not to shy away
from responsibility and that it is actually good
to be thrown into the deep end as you learn
and grasp your own capability.
I have also learnt to listen to all the
conversations around me - its amazing how
much you take in and learn as well as not
being afraid to ask questions or be daunted
to approach directors and ask to work on
projects which you find exciting.

The first step to becoming chartered


Gaining an RICS accredited degree is the
most accepted way of becoming a chartered
surveyor. However, many people start off
with an associated qualification, such as a
geography degree, and then undertake an
RICS conversion degree.

What happens after you graduate?


After completing an RICS accredited degree
or diploma youll then need two or three
years work experience before taking your
RICS professional assessment interview
known as the Assessment of Professional
Competence (APC). The APC is to ensure
you are competent to practise as a
chartered surveyor.

What tips do you have for anyone applying


for a role in surveying?
Get as much work experience as you can,
whether on a short or long-term placement.
Approach and talk to people - you never know
who you might meet.
What is your advice to future graduates
and trainees?
Dont be afraid to ask questions, take on
responsibility or make mistakes.
Its all part of the learning curve. More than
anything - enjoy your rotation.

What does your job involve?

An apprenticeship route is a great, cost-effective


way to start your career in surveying.
The Chartered Surveyors Training Trust (CSST) is an independent charity
that supports young people who are finding it difficult to start their
surveying career.
RICS works in partnership with the CSTT to help young people become
surveyors via an apprenticeship scheme that counts towards RICS
Associate membership (AssocRICS).
As an apprentice, you can learn on the job, build up knowledge and
skills, gain qualifications and earn money, all at the same time.

How it works

If youre aged 16 to 24 and live in England or Wales, and need help


to start your surveying career, you can start working for a surveying
company sourced by CSTT on the apprenticeship scheme for two years.
After registering for the RICS Associate qualification online, you will then
work four days a week, and attend college one day a week to undertake
an Advanced Apprenticeship in Surveying, which helps you to gain the
following qualifications:
Level 3 NVQ Diploma in Surveying, Property and Maintenance
BTEC Level 3 Diploma in Surveying
Once youve completed the apprenticeship and two years work
experience, you then take the assessment to qualify as an
RICS Associate. Studying part-time as a CSTT Managed Student
may then lead you on the road to chartered surveyor status.

I am currently involved with our commercial team on the


Thameslink Blackfriars project working on post contract
change control and estimating. I've previously worked in both
the retail and transport sectors, where I have been involved in
cost planning, tender reviews and estimating.

What has been a career highlight/most interesting


project so far?
It is exciting working for such a big consultancy as Cyril
Sweett. It has enabled me to work on some big projects
such as the 90m Grand Arcade in Cambridge and the
25m thecentre:mk. I am now involved in the biggest UK
civil engineering programme, the Kings Cross, Blackfriars,
Farringdon investment enhancement programme.

What advice can you give a young person who may be


contemplating the Trusts Apprenticeship route?
My advice would be to thoroughly research the industry and
make sure it is really something that you want to do. When
choosing this career path you have to be aware that is takes
dedication, personal motivation as in addition to working you
will need to be willing to give up some of your spare time for
studying. If you have enthusiasm and a good work ethic then
you will succeed and the rewards at the end of training will
reflect the hard work you have put in.

What are the best and the worst parts of your job?
One of the best parts is the fact that my job is quite sociable
with interaction with both the client and other members of the
team and interaction with my head office.
I constantly have to use my inter-personal skills as I am
required to liaise with a range of people. The work is also
very team orientated which allows me to ask questions, as
well as provide me with the opportunity to interact with highly
experienced colleagues, whilst still leaving me able to be
individualistic in the parts of work I undertake myself.

What are your career aspirations?


After my HNC I will complete an RICS accredited degree and
will hopefully qualify as a chartered surveyor in 2014. Once Im
qualified I aim to move into a more senior position within Cyril
Sweett either in the UK or possibly abroad.

I have always been more of a practical learner, preferring
to learn from experience more so than theory and had an
ambition to pursue a career in property.
I work in the Specialist Markets team at CBRE dealing
with transactions, disposals and acquisitions, and valuations
across the Pubs & Licensed property, Healthcare and Urban
Leisure Markets.
The opportunity to become a CSTT (Chartered Surveyors
Training Trust) trainee was something that caught my attention
straight away. They offered the perfect platform and support
to go on and develop a career in such an exciting industry.
In 2011 I got some work experience working for Hackney
Council working in their Planning Department and Surveying team.
This was a fantastic experience as I was able to get an
insight into how properties were managed, and I also, quite
luckily was able to visit the Olympic Stadium whilst it was still
under construction a year before the London Games.

At CBRE Ive been involved in ground breaking pub


portfolio disposals, been able to visit the heron
tower and even featured in Property Week and the
Estates Gazette and all this has happened
within the first year of being in the industry!
Becoming a fully qualified chartered surveyor in five years
time is a huge ambition for me. Once I get through this first
hurdle I aim to use all my experience to push on towards
crafting a rewarding career in property. Myself and another
CBRE apprentice Sammy Kingston are also creating
Networking With Apprentices, which is aimed at connecting
apprentices and encouraging the practice of networking
through regularly held events, as well as using social media.
Initially the idea is to target CSTT apprentices and the
surveying industry, but we don't want to limit the brand to just
the property world the aim is to branch out into as many
professions as possible.
Our first meet and greet event is scheduled to place in the
upcoming months and we recently set up LinkedIn and Twitter
accounts. We cant wait to official launch the idea and grow

quantity surveying. If youre looking for a
career that combines a good commercial
awareness and first class management skills

quantity surveyor.
As cost consultants and project
procurement specialists, the QSs working
life covers everything from cost and contract
management to advising on procurement
and financial implications of a project. QSs
are involved from the project design to the
completed project and settle financial and
contractual disputes.
Quantity surveyors understand the economics
of construction market trends and the
influences of the sector on a local and global
scale. Wherever construction work is taking
place there will be a need for financial
control. Quantity surveyors meet this need.

Building surveyors work on the design and


development of buildings as well as the
restoration and maintenance of existing ones.
This is a diverse field and can include
providing advice on various aspects of
buildings at different stages.
Building surveyors could work on
the design of large, multimillion-pound
structures to modest adaptations and
repairs, and occasionally work on buildings
of architectural or historic importance. They
also may be called upon to give evidence
in court in cases where building regulations
have been breached and as expert witnesses
on building defects and dilapidations.

Engaged by clients to link the supply chain


together which often includes engaging
surveyors from other disciplines.
After all, its the project managers who
effectively control projects in the land,
property and construction industries.
They co-ordinate the whole development
process to maximise efficiency, economy
and communication and ensure that with
their guidance the project is successfully
completed. Project management is a
demanding discipline that requires a broad
range of knowledge, which extends from
technical expertise to the vitally important
soft skills of leadership, negotiating, team
building and communication.

Building control
Now more than ever, building control
is acknowledged as a vital part of the
construction team, the chartered building
control surveyor being a well-respected
figure within the industry. These days
building control is a common global feature.
In virtually all parts of the world there are
building codes to which the construction
industry must adhere. Specialist situations,
such as licensing and safety at sports
grounds, are an additional consideration.

Built Infrastructure
Project and cost management of infrastructure
schemes requires specialist, global skills
to ensure delivery within budget and on
programme. From analysing the brief,
stakeholder engagement and understanding
project finance, through cost planning,
procurement, project controls and asset
management, the built infrastructure surveyor
manages the whole project life cycle.
As well as optimising the business case,
these surveyors implement management
controls to accommodate financial and
time change.

I started my training to become


an RICS member in 2010 and
registered for the structured
training programme for my
APC in 2014.
The Assessment of Professional Competence (APC)
is tough but very rewarding. I chose the academic
route into surveying because I knew I wanted to utilise
my numeracy, negotiation and decision making skills,
but I didnt want to move into a job where I would sit
behind a desk all day.
After some research I discovered that the Ulster
University provided an honours degree course
in Quantity Surveying, which would provide prequalification along the route to becoming a chartered
surveyor. As part of my course I completed a
placement year with Edmond Shipway in Belfast.
The year provided me with invaluable practical
experience and an understanding of the construction
world. It greatly enhanced my understanding of the
academic and prepared me for a final year study
leading to graduation with a First Class Honours
Degree. Edmond Shipway kept a place open for me
following completion of my degree and I joined the
company full time in 2010.
I have been lucky to work on many exciting projects
in my time with Edmond Shipway. Some of the more
high profile ones being The Giants Causeway Visitor
Centre, The Redevelopment of the Ulster Museum,
Ravenhill Stadium and HMS Caroline.

The opportunity to work closely in a team


with a common goal is something which I
particularly enjoy.
In any given week approximately 40% of my time is
spent on construction sites or at meetings which
provides considerable variety in my working day.
I know now that having an RICS qualification and a
great work ethic almost makes you recession proof.
Not only do you have transferable skills, but a
passport to travel as RICS is recognised as a sign of
excellence worldwide.

A surveyor working in the property sector


can be involved in a wide variety of tasks.
Although many are involved in the
valuation of peoples homes, this is only a
small part of what property surveyors can
do. Their work can include buying, selling
and renting property, negotiating insurance
claims and conducting negotiations
between landlords and tenants, to name a
few examples.
Beyond this planners, developers,
agents, mortgage lenders, professional
advisors (such as valuers), private and
institutional investors and property
managers are just some of the key
professional figures that allow the property
market to operate smoothly.

Residential property aside one of the


largest professional groups within RICS
is commercial property.
Working with all types of property in
the business sector from small shops to
large corporates in both the public and
private sectors there is a tremendous
variety of activities for the commercial
property surveyor. This can include

After an art and design foundation course,


I did a three-year architecture degree at
the University of Nottingham, then two
years with architectural practices.
But I discovered that architecture just
wasnt for me. However, when I met
project managers in my work I found I was
really interested in what they were doing.

I was drawn towards the variety and


the people management aspect.
I decided to take the plunge and look for
project management opportunities and
applied for the graduate development
programme for project management at
Faithful+Gould.
I joined the London office in September
2012 and started an MSc in project
management. As my first degree is in
a different subject, I need to get the
MSc before I can do my Assessment of
Professional Competence (APC). I work
four days a week and attend university on
the other day.
The job has absolutely lived up to my
expectations. Im in a team of five to six
project managers, looking after a client in
the financial and banking sector. Im out
of the office most days anything from
one to four meetings or site visits.
I get the opportunity to use my initiative,
and I feel the business trusts me. I have
good support from the rest of my team
and from our wider community.
The APC is my next hurdle and Im
aiming for November 2015.

My route into surveying hasnt been a


direct one. I originally attained an English
degree at Sussex University followed by a
Masters in History. With a view to entering
a technically challenging career, I first
started work in the taxation department of
a local council.
I first came into contact with the
surveying profession when I moved to the
commercial property department of the
local authority. I would be in day to day
contact with surveyors and other property
experts and as a result of this experience,
I began to consider a career in surveying.
On the recommendation of a consultant
surveyor at the council, I contacted
Stiles Harold Williams about its graduate
scheme, which I secured a place on.
Since then, Ive never looked back.
As well as working full time in an
industry Im passionate about, Im also
completing a conversion course in Real
Estate Surveying and looking to achieve
chartered status in the next two years.
If you have the right attitude and
can handle daily challenges, this is the
perfect career for you. Surveying offers
a massive scope for experiencing new
things and meeting different people
particularly when becoming an RICS
accredited surveyor, which gives you a
passport to work throughout the world.

I joined Knight Frank


when I was 18 through
the Chartered Surveyors
Training Trust apprentice
scheme. I attended Kingston University part
time for five years whist gaining real work
experience. I enrolled for the Assessment of
Professional Competence (APC) to qualify
as a chartered surveyor. I passed my APC
in 2009 and am now an Associate in the
Valuation department.

After completing my A-levels in 2009 I


joined the C&W trainee surveyor

My property career began as a 12


month placement student in the Estates
Department of Rotherham Council.
After graduating from Sheffield Hallam
University in 2008 I joined the graduate
programme of Drivers Jonas (now
Deloitte Real Estate) initially working
in the Strategic Consulting team in
Manchester and then in the Development
team in Leeds.
I soon realised that the RICS was the
pre-eminent organisation for land,
property and construction and in spring
2010 I successfully completed the
Assessment of Professional Competence,
becoming a chartered surveyor under the
Commercial Property Professional Group.
Having aspired to become a Chartered
Surveyor since enrolling on my degree
programme it was a great feeling the
hard work had paid off!
In May 2012 I began a new chapter
in my career by joining the Planning,
Development & Regeneration team of
GVA property consultants in Leeds.
I provide development and regeneration
advice to public and private sector
clients across the north of England.
My specialisms are development
appraisals, scheme viability analysis and
development agency which includes
land and property disposals. My role
is varied and allows me to undertake
a range of core commercial surveying
tasks including inspections, valuation
and agency. I also get to use softer skills
such as communication and negotiation
with professional advisors, property
developers and public and private
sector clients.

Matrics since 2010 and I have found it an
invaluable way of making contacts and

across London. The works include 13 head-houses above deep access shafts,

Elas responsibilities have changed significantly since the day she started.
I have been given more complex and higher value work, she says.
For example, I am now involved in sourcing subcontractors and preparing
contracts and I expect that will evolve even more. I also hope to start
working on forecasting and reporting.

Tell us about your pathway into surveying?


Did you study an accredited course at uni?

How did it feel to pass your APC


and become chartered?

My route into the surveying world was a


direct one. During the study of an RICS
accredited BSc Building Surveying degree
at the Nottingham Trent University, I took
a year out to get some hands on industry
experience. The year out was invaluable
in getting my head around a lot of the
theoretical knowledge that I was exposed
to at university and also helped to break
down misconceptions about real life building
surveying. I made the most of the year out
by enrolling on to the APC process early and
started to record my day to day experience.
After graduating with a First Class and an
RICS Best Dissertation award, I picked
up from where I left off and carried the
momentum through to qualify as a Chartered
Building Surveyor.

Relief, pride and the feeling of being excited to


go to work are the three emotions I explicitly
recall feeling after reading the Congratulations
email from RICS. Speaking to fellow friends
and colleagues, the hard work and mixed
emotions that all candidates go through during
the APC process tend to amalgamate into the
sole connotation that passing the APC is the
means to an end. It is not until passing that
you realise it is just the beginning and opens an
array of opportunity for a career in surveying.

What do you like most about surveying?


There are many facets to why I like surveying.
As a building surveyor, I feel in control of my
work and have the opportunity to deliver an
incredible range of projects and services,
work with a great mix of people and can
marvel at the impact and effect that the work
my team delivers. Furthermore I noticeably
learn and develop universal skills on a daily
basis which I can apply to propel myself
forward both professionally and personally.
Ultimately, it is a profession which I find
flexible, varied and rewarding.

Surveyors working within the land area comprise a range of


specialists who are experts in all aspects of assessment, monitoring
and management of land and the related environment.
Their expertise enables them to work in a
range of diverse areas for example, planning
and development, mapping and modelling,
environmental management, waste
management, land use and contaminated
land, environmental auditing/assessment
and management of natural assets.
Working in the land sector is extremely
varied one day you could be advising
landowners on a wind turbine scheme,
working with a Local Authority on
development schemes, the next managing
rural asset or monitoring wildlife
conservation areas. And with an ever
increasing focus on sustainability, planning
and development surveyors, for example,
can be found surveying and evaluating the
longer-term social and environmental costs
of developing in the countryside, while
balancing these factors against important
market costs and values. Furthermore
environmental concerns such as climate
change, changes in modern farming
practices, and the expansion of towns and

cities all pose challenges for people living


and working in rural communities, who
look to surveyors to provide them with
professional advice and expertise.
Surveyors in the land area can be also be
found undertaking exciting and adventurous
tasks, such as mapping the land with
high-tech laser equipment, or assessing
the safety of mines for extracting minerals.
Equally important is the sensitive disposal
of our waste and efficient use of our
resources, and leaving the environment in
a good condition for future generations.
The mapping aspect of surveying is
referred to as Geomatics and is the most
technologically advanced of all the RICS
specialisms. Based primarily on the
science and study of geo-spatially related
information (maps), it offers members a
varied, cutting edge and global career path.
Geomatics acts as the underpinning data
of the land and property lifecycle but also
retains a strong element of land law and
boundary expertise.

My passion for construction and the built


environment was sparked at a really young
age as the result of frequent visits to a local
museum.
Having an inquisitive nature for all things
construction related led me to completing
an Undergraduate Degree in Planning and
Development and then on to a Masters Degree
in Regeneration Studies and on a typical day I
will be working with architects, archaeologists
and local council planning departments
in order to plan and deliver a functioning
building.
My own experience of the industry so far has
been a really positive one, helped by the fact
that I have a really supportive employer, and
while Ive always been aware that I work in a
largely male dominated industry, Ive never felt
intimidated by it or seen it as a barrier to my
own progression.

It would be great to see more young


women coming into the industry so
that they can experience what I have
over these past these few years.
One of the main challenges as I see it is that
as an industry we need to do more to attract
diverse talent particularly when it comes to
young female recruits. I really believe that by
increasing collaboration with schools, we can
influence and inspire more young women to
join the industry and show them that a successful career within it is theirs for the taking.
I really believe that in the years to come, I can
attain a more senior role within my organisation there is nothing stopping me as long as
I continue to work hard and prove my worth.

I studied Real Estate Management (BSc) at
Nottingham Trent University and graduated
in 2009 with a 2:1. I became interested in
the course and the pathway to becoming

How did you find out about your


current employer?
I successfully landed a placement position
with CBRE in the Prague office during my
sandwich year at university. This helped
lead into an internship at CBRE in London
upon graduation, and I later successfully
interviewed for the graduate scheme. I
worked at CBRE from 2010 to 2014 and
recently left to join Colliers International in
the Kingdom of Saudi Arabia after being
approached by a recruitment agent. The
opportunities for promotion, the complexity
of the projects, tax free income and overall
lifestyle were all important factors.

What do you like most about surveying?


I enjoy the combination of desk-based work
and being out in the field. I also particularly
enjoy studying and evaluating property as an
investment asset as it is tangible, unlike other
assets such as stocks and bonds.

How did it feel to pass your APC and


become chartered?
It was great to pass my APC and become a
chartered surveyor, not least because of the
intense studying required to pass in the first
place, but also the opportunities that open up
once you do complete the APC and the job
security thereafter.

Would you recommend a career in


surveying to young people?
I would definitely recommend a career in
surveying to young people. I would particularly
like to see more students from ethnic backgrounds
follow a career in surveying as I feel we are
massively under-represented in the profession.

What does RICS mean to you?


It means a great deal. I take pride in knowing
that I have followed best practice guidelines
and I am part of a highly respectable
professional body.
