Key Summary
In a group of 6 people, we were required to choose two different geographical
location of businesses which under the same industry, either is selling product or service,
and under one condition which that both the businesses have to be business that ran for
over 10 years and above. After the first meeting, we decided to go for Calanthe Art Caf,
Malacca and Old China Caf, Kuala Lumpur. Based on our primary research, Calanthe Art
Caf has 10 years of experience in Malacca, and Old China Caf has over 50 years of history
in Kuala Lumpur. Besides, we need to conduct a personal interview with the person incharge to get more information about both of the business, and an on-site observation is
needed. In this report, we will be discussing about the information that we get from both
the businesses, such as the business industry, background history and competitive traits.
Last but not least, we will also include some recommendation of these businesses on
improving the competitiveness with proper justifications.

Our team consists of 6 people which are, Lim Hong Wei, Goh Song Kit, Chang May
Chen, Tan Kah Inn, Wee Sue Wen and Lim Win Kee. During the interview session for both
sessions, the whole team was present which is great for the team as the work can be done
more effective and faster. After we gathered all the information for both businesses, tasks
and roles were divided equally among us to ensure this project can be done in the time
given.

Calanthe Art Caf is a restaurant which serves a combination of Western and


Malaysian cuisine. This caf is located at 11,Jalan Hang Kasturi, 75200 Melaka, Malaysia, and
it is one of the famous caf in Jonker Street. Their business hours are from 12pm to 11pm
on weekdays, 8:30am to 11pm on weekends and closed on Thursday. Usually, their crowded
hours are during lunch time and dinner time. They have a total 17employees, which 5 of
them are part-timer. Their target customer is tourist and coffee lovers. Approximately, they
have around 100 customers on weekdays and almost 300 customers on the weekends, in
which 30% are the locals and 70% are the tourist. For the transportation purpose, they also
provide a website and some transport information.

Calanthe Art Caf was founded in July 2005 by Joseph Chia and his other 7 partners, and had
recently marked its 10th anniversary. One of their mission statements is to gather all the coffee
lovers around the world and taste all the special coffees in 13 states of Malaysia in one place. They
also set a main objective for the local customer which is to appreciate for the own Malaysian coffee.

Calanthe basically is a name of a hybrid orchid. The main reason why the founders choose
Calanthe as their caf names is to attract the attention of their customer due to the difficult
pronunciation. Calanthe also have a different meaning in mandarin, means land of a difficult
journey, which an individual need to go through trail, difficulty and obstacle to enter Calanthe. The
caf design itself is also one of the attractions. The interior of the caf is designed by distinctive local
artworks by using recycled materials to give a cozy and homed feel for the customer.

Calanthe Art Caf gained popularities among their customer is mainly because of their main
product, the 13 states of Malaysian coffees. Besides, it also the ideal stop to have a lunch with
deliciously local recipes Calanthe Laksa, Golden Rice with Ayam Rendang, Creamy Curry Butter
Chicken, and local snacks. They also come out with a brand new product within 2 to 3 months to
keep the attraction for their customer. They planned to open more branches in the next ten years,
and their first target location will be at Georgetown.

The Old China Cafe

Old China Cafe is a restaurant that serves Southeast Asian cuisine which is a
combination of Straits Chinese and Malay delicacies. All of the foods are the fusion of local,
western, eastern and European. Their main objective is to serve people with variety of
delicious home-cooked food. This business was started in year 1997.Besides, back in 1857
when tin was first mined in Ampang; Old China Cafe is built to remind us of the hard work
carried out by the early Chinese settlers of Kuala Lumpur. Spaces in this restaurant was
maintained with the style of old time charm because it is more suitable for Petaling Street
and it also presents the beauty of Chinese's historical architecture. Old China Cafe operates
from 11:00a.m. To 10:00p.m. It is located at No. 11, Jalan Balai Polis, Kuala Lumpur. There
are a total of 30 people working in Old China Cafe. Majority customers are foreigners and
minorities are locals. Every day, there will be more than 100 customers who will pay a visit
to this restaurant.

Among all the

the signatures
in this cafe are Old China Nasi Lemak and Nyonya Laksa. The Old
China Nasi Lemak is served with blue coconut rice which is made from Asian Pigeon wing plant. The
striking blue rice along the signature sambal and curry chicken makes this dish visually impressive
yet equally tasty. Not only that, their Nyonya Laksa is very flavorful with thick coconut milk curry
gravy and contains spices. Along with the fresh ingredient such as prawns, fishcakes and vegetables,
this is surely one good bowl of soul food. With impressive texture and taste, these scrumptious
dishes will surely give one's taste buds a surprise that will never be forgotten. Besides all these
scrumptious and authentic dishes, Old China Caf will also come out a new dish every year.

The founder of this cafe is Leonard Tee and a partner of his, Johnny Wong. Leonard decided to start
this business as he was actually inspired by Geoffrey Bawa who is a Sri Lankan architect. Designing a
space by preserving the structure of old buildings is his ambition. Therefore, the business is started
after he had chosen a suitable building and location. The interior of Old China Cafe is designed with
the theme of old-time charm. The interior looks like a traditional home that Chinese live in the past.
Traditional elements are used such as the wooden stairs, the cement walls and floor. The spaces in
this cafe are decorated with antique furniture such as marble tables, wooden chairs, old photos, and
flower pots.

What is so special about them compare to Calanthes caf?
The first impression of this restaurant is that it is designed
more towards a western style caf. The food is healthier as it
contains more vegetable and organic food. Geographer Caf is
located at the Conner Lot which provides a strategic location
to them, allowing visitor to get to this caf easily. There will
also be live band ongoing that you can listen to live music
while watching the world go by.

This is some of the top notch food that most of the customers like. Their Curry Ramen is quite special as
they use Japanese Noodle (Ramen) instead of yellow noodles. After they cook the Tom Yam soup, they put

food. They prefer their food without the use of MSG and only offer white meat for meals. As seen in the

Limau Limau Cafe is a hidden gem, tucked along a quiet street behind Jonker Street. It may not be visible
from the street as it is surrounded by plenty of bushy plants and cars in front of the cafe. The cafe is
unbelievably charming with lots of old school photo frames, wooden furniture and memorabilia. Loaded
with plenty of artworks, books and a huge chandelier hanging on the ceiling, the setting is perfect for a
relaxing like youre back into the past.

Mozzarella Cheese Melt with Roasted Bell Pepper & Chicken Melaka. The Italian bread is warm and fresh,
perfectly baked with the right amount of soft chewiness on the inside.

Old China Caf.

There are no competitors around old china caf because most of the cafs around that area are all
belong to him. One of the caf is Aku caf & gallery. This caf offers the perfect spot in Kuala Lumpur
Chinatown neighbourhood to unwind and relax with a cup of aromatic coffee while listening to slow
and chill music. This caf is not far away from Old China Caf, we can easily reach Old China Caf by
walking a few steps down the street. Events related to music, films and foods as well as art
exhibition are held from time to time for regulars who appreciate culture at a close level.

After researched and analysis, we found that Old China Cafe is more commercially successful than
Calanthe Art Cafe as Old China Cafe has a more stable business income and more regular customers.
In terms of business operation years and branches, Old China Cafe has been operated for 18 years
and still counting and has a total of 3 branches which located in Penang, Malacca and Central
Market. Apart from that, Old China Cafe also has another family based cafe known as Art Gallery
Cafe, both Old China Cafe and Art Gallery Cafe falls under the same operation system. Calanthe Art
Cafe is the one and only cafe in Malacca and they are expecting to grow more beyond Malacca. With
all the evident above, I strongly suggest that Old China Cafe is more stable and successful compared
to Calanthe Art Cafe.

Recommendation
Based on our analysis and research from the two caf, which is Calanthes Caf and Old
China Caf, we came up a few recommendations ideas to improve their businesses for the
satisfaction of the customers in general.

A.) Calanthe Art Cafe

The Location

The current location for Calanthe


Art Caf is located in a hardly visible place for
visitors to see. The location should be changed to
a more open area, best is corner lot as it can be
seen easily.
The spaces around the caf are limited due to the
fact of having too many decorating items, making
the amount of table and seats for the customer to
reduce. By expanding the spaces for the
customers, the amount of customers can be
increased as well as the sales revenue.
Calanthe Art Caf working hours usually start in
the afternoon making the breakfast menu to have
limited choices. With the trend nowadays,
teenagers like to hang out in a caf and have
brunch with friends, by making the working hours
to start earlier; the caf can earn more in a sense
and attracts more teenagers to come.
Having background music in a chill and quiet caf
seems to be a trend nowadays, but the
background music that Calanthe
Caf plays is slightly too loud and doesnt fit the
surrounding. With the theme of Calanthe Art Caf,
the caf should play a slower and chill beat music
to slow down the customers stressful life.

B.) Old China Cafe

Recommendation
Due to the fact that the building is old and has
to be maintained, the ventilating system is
weak making the surrounding to be hot. This
should be improved by implementing some air
conditional in the caf as the customers can
dine in a more comfortable way.

Parking Problem

The location of this caf is in Petaling Street


and it is congested with traffic, as well as
construction of the new MRT station.
Implementing more parking spot around the
caf will allow more customers to come.

With Calanthe Art Cafe


On the 31st of October 2015, we are honoured to interview with two of the founders of
Calanthe Art Cafe, Mr Joe and Mr Joseph. During the interview session, Mr Joe and Mr
Joseph shared their experience with us and gave us some exposure in establishing a cafe
business. Some of the questions were answered by Mr Joe and some of it was answered by
Mr Joseph. Here are the questions we asked.
1. Who is the founder of this cafe?
- Mr Joe, along with 5 of his friends came up an idea of combining all states of coffee
in Malaysia which eventually made all 6 of them as the founder of this cafe.
2. When is the business founded?
- 2005, exactly 10 years.
3. Is there anyone in particular that inspires you to start this business?
- No one is particular but business school actually interests me to start a cafe
business. I considered myself an adventurous guy who made me like to work and
gain experience from it.
4. Can you briefly tell us how this cafe started?

5. What are the obstacles you face when you first start this business?
- Obstacles are inevitable, survival in this business is vital.
6. May I know the rough capital to start this business is how much?
- Relatively compared to standard capital, I only used RM70, 000 to start this
business.
7. Do you think is hard to start a business in this industry?
- To start in this industry, it is extremely easy. All you need to do is register from the
related authorities; pay RM60 for the registration fee and injection. Idea is useless
until you actually implement it in the business, which is why you can see a lot of
newly built cafe when youre walking down a city street.
8. Why is your cafe named as XXX?
-When I was studying in business school, I like to research a lot. Calanthe is an odd
name that is a type of orchids, a man-made hybrid orchids (Marketing strategy). Like

a plants, from a seed to plant. In mandarin, means God Promise Land. As youre
going through obstacles to achieve success, God will protect you.
9. How many employees and branches do you have?
- We currently only have one shop. We have 12 full timers and 5 part timers in this
cafe.

10. What is the specialty of this cafe?


- Variation of 13 states of coffee beans around Malaysia.
11. How often do you release a new product?
- 2 months to 3 months, we usually target more on local delights.
12. How do you promote your business?
- Mostly social media, we usually dont use advertisement to promote our cafe.
13. What is the rough amount of customers?
- Depending on the day itself, we usually have around 100 customers during the
weekday while 200 or above during weekends.
14. Who are your customers?
- Local and foreigners, during the weekends, tourist stands our more than local
people. Around 70% is tourist while 30% is local.
15. What kind of services do you provide to the customers?
- Besides serving local delights, we also help tourist that needs help in terms of tour
suggestion, getting directions or transportation from one place to one place.
16. Does GST affect your cafes sales revenue?
- Slightly affected, because customers are more concern on the F&B. GST influenced
our business around 20%
17. Can you name your top 3 competitors?
- We never really compare ourselves with other cafe, but if you insist, I would say
Geography Cafe as it is the first one in Jonker Street and has been operated for
around 15 years. Limau-limau cafe is also one of the cafes in Jonker Street, but we
never take them as competitor as they are our friends. As for cafe beyond Jonker
Street, there is nothing much beside the famous franchise, Old Town Cafe.

treat coffee like a fish, able to make the most delicious fish will let your business
stand out and attract more customers, just like coffee.
19. Are there any changes or improvement for the past 5 years?
- Changes cannot be made as it the core of our business which is to brew the best
coffee. But we did think of adding in new recipe for our coffee, we also use new
theory like AIA theory, which is to attract the customer, interest them and make
action for what they want.
20. Where do you see your business in the next 10 years?
- Me myself wish to have more branches around Malaysia. (Said by Mr Joseph)
21. Do you consider your business as successful?
- In terms of monitoring, not really, but in terms of marketing, I would say yes. Being
successful is about doing something you are passionate in.
22. Do you consider bringing your business to an international level?
- Yes, with our coffee beans around the state, I believe we can.

With Old China Cafe


On the 6th of November 2015, we are honoured to interview with one of the
founders of Old China Cafe, Mr Leonard Tee. During the interview session, Mr Leonard
asked us some questions on pursuing in architecture field and shared some of his
experience in being a local film director. Here are the questions we asked.

1. Who is the founder of this cafe?


- Johnny Wong and Leonard Tee
2. When is the business founded?
-1997, about 18 years
3. Is there anyone in particular that inspires you to start this business?
- Like I mentioned before, Im a film director so I personally like to travel and watch movie. So
in my trip to Sri Lanka, I instantly fell in love with a contemporary garden designed by
Geoffrey Bawa. The material used by him is very sustainable in terms of preserving the
nature. In 1997, there is an old building that I fell in love which is the Old China Cafe now,
because of its architecture. So with the spaces I had, I decided to share my culture in
Nyonya food and home cook food into this business.
4. Can you briefly tell us how this cafe started?
- In 1997, the building that I mentioned just now was actually part of the Selangor
Association, it was used to hold all association members but due to land act control year
2000, they have no choice but to transfer from the place due to contract and agreement.
We looked at the stability of the building and the feng shui and slowly we fell in love with
the neighbourhood ad get to deal with some of the leftover antique furniture, we think it is
suitable place to start a cafe and kept going until today.
5. What are the obstacles you face when you first start this business?
- Open the cafe is easy, but sustaining is hard. It is because the building itself is old so the
interior structure wont change and the building is old. Maintenance has to be made
monthly due to old stuff, wall, furniture and etc. Some of the furniture is fragile and need to
be restored.
6. May I know the rough capital to start this business is how much?
- Humble start, I started with a minimum capital.
7. Do you think is hard to start a business in this industry?
8. Why is your cafe named as XXX?
- Old time charm which is suitable to old oriental which represents Chinese, when u enter the
cafe, the name reflect to the cafe.
9. How many employees and branches do you have?
- 30 employees, and we currently have 3 branches, located at Central Market, Malacca and
Penang.

10. What is the specialty of this cafe?


- Old time charm
11. How often do you release a new product?
- Every year, mostly local dishes because it has to be subject related.
12. How do you promote your business?
- We promote our business through news media.

13. What is the rough amount of customers? (Weekends and weekdays)


- It depends on the season, since we are in Petaling Street, foreign tourist are more attracted.
During Summer Holiday and Christmas Holiday, the customers for local and foreigners will
be more than usual.
14. Who are your customers?
- Mix of both local and foreigner.
15. What is the hardest struggle you face in this business?
- Workers and servicing. Workers is difficult to deal with, we have to treat them right
16. What kind of services do you provide to the customers?
- Just food and beverage.
17. Does GST affect your cafes sales revenue?
- Not at all, because our cafe is subjected to the government tax from day 1. It is just that the
government tax change to GST.
18. .Can you name your top 3 competitors?
- I dont treat competitors as competitors, the merrier the better.
19. What are your strategies to stand out among them?
20. Are there any changes or improvement for the past 5 years?
- Change staff, getting better staffs.
21. Where do you see your business in the next 10 years?
- We cant tell, because with the hulk of MRT station coming up in our area, the rental might
get increase, so we cant really tell whats going to happen in the next 10 years.
22. Do you consider your business as successful?
- Yes, we have been travelled in more traveller place and listed in the book, 1000 places to
go before you die.
23. Do you consider bringing your business to an international level?
- No, Im not really ambitious.
