INTRODUCTION TO THE SITE

The site is located in Bandar Baru Klang, Selangor. The site that me and my
teammate have chosen is the 50m X 70m site which is in total 3500 m site.
The exact address for the site is :

Selangor Darul Ehsan

Introduction to Bandar Baru Klang.


Bandar Baru Klang is a modern township located just 2 km away from the Klang
town centre in the state of Selangor, Malaysia. Bandar Baru Klang is well connected
to the Federal Highway and the North Klang Straits Bypass as well as the North
Klang Valley Expressway via North Klang Straits Bypass.
Not only that Bandar Baru Klang is also surrounded with many residential areas,
educational area, medical area, commercial area, government area and also sports
area.
Bandar Baru Klang is developed by the Acmar Group. The township falls under the
jurisdiction of the Klang Municipal Council (MPK).

SUGGESTION AND PROPOSAL


PROJECT DESCRIPTION
The proposed project is to build a shopping mall in Persiaran Bukit Raja, Bandar
Baru Klang. The size of the site required is 50m X 70m. There will be a carpark out
of the shopping mall and inside of the shopping mall, there would be a playground
for children to play while adults shop.
The aim of the shopping mall is to create convenience for residents to run errands
without having to drive and residents can walk to the shopping mall. Not only that,
citizens can also walk

DETIALS OF THE HYPERMARKET


The budget shopping mall will be designed and constructed specifically for shoppers
and residents nearby. It is also to help the patients family that are in KPJ Hospital to
be more convenient when they need to buy any necessities without needing to drive.
The hypermarket is a single-floor supermarket whereby the supermarket, shoplots
and customer service centre would be only in the same floor. Not only that, the
hypermarket also included with a parking lot. The parking lot would be located
outside the hypermarket so that there wont be any shopper parking by the roadside
and causes traffic congestion. The other reason the parking lot is included is
because so that visitors wont face any parking problems
The hypermarket is also a place for residents nearby to run errands. This is because
residents can compare prices of the hypermarket and the shopping mall and make
their choices as both the shopping mall is nearby.

1. Rationale of Building a Hypermarket :
The site analysis shows that the site is also ideal for the construction plan due to the
following reasons :

It has good accessibility


It has a good parking spot
Residents can walk to the shopping mall easily
It is located near to residential areas and also hotels.
There is only a shopping mall but no hypermarket.

2. Benefits on Building a Hypermarket :


Shopping mall is a very common place that people run their weekly errands or watch
some movies and shopping. People in Malaysia always choose the cheaper things
over the more expensive things. So, building this hypermarket will help residents to
save more than usual. Not only that, as It is nearby housing area, residents can
always walk to the shopping mall easily to run their errand. Besides residents, the
patients family can also buy necessities from the shopping mall as it is very near to
the shopping mall.
3. Impacts on Building a Hypermarket :
Building a Hypermarket may give the surrounding area a small impact, whereby
residents will face road congestion if many visitors visits the shopping mall. Not only
that, shoppers can also find their ingredients or the things they want in a very cheap
price rather than a very expensive price. The mall owner wont find it very difficult to
find customers because the price there are reasonable and cheap.

In order to provide the best possible hypermarket, there are a few
consideration needed to be considered, such as:

The distance between shopping mall and residential area.

SCOPE OF WORK ON BUILDING THE


HYPERMARKET
Phase 1 : Design Phase
1. Prepare and submit preliminary layout (due as part of proposal)
2. Attend public meetings with city staff and representative from the Citys
commercial community. To propose and present the preliminary design
and establish the final design of the shopping mall. Meeting materials shall
include in site layouts and elevations.
3. Prepare and submit final design documents
4. Attend one City Council meeting to present final design

Phase 2 : Construction and Installation


1. The contractor shall be responsible for the construction and installation of all
elements. All work shall be coordinated with the City and Citys contractor
building the hypermarket

The proposed hypermarket was actually being inspired by Econsave,
Carrefour and AEON Big. The shopping mall are divided into two floors where by the
first floor is mainly for the budget stores, whereas the second floor is mainly for the
supermarkets and for people to run errands.
