Applicationsofamortization
Whenusedinthecontextofahomepurchase,amortizationistheprocessbywhichloanprincipal
decreasesoverthelifeofaloan,typicallyanamortizingloan.Witheachmortgagepaymentthatis
made,aportionofthepaymentisappliedtowardsreducingtheprincipal,andanotherportionofthe
paymentisappliedtowardspayingtheinterestontheloan.Anamortizationschedule,atable
detailingeachperiodicpaymentonaloan,showsthisratioofprincipalandinterestanddemonstrates
howaloan'sprincipalamountdecreasesovertime.Anamortizationschedulecanbegeneratedbyan
amortizationcalculator.Negativeamortizationisanamortizationschedulewheretheloanamount
actuallyincreasesthroughnotpayingthefullinterest.
Inbusiness,amortizationallocatesalumpsumamounttodifferenttimeperiods,particularlyforloans
andotherformsoffinance,includingrelatedinterestorotherfinancecharges.Amortizationisalso
appliedtocapitalexpendituresofcertainassetsunderaccountingrules,particularlyintangibleassets,
inamanneranalogoustodepreciation.

Incomputerscience,amortizedanalysisisamethodofanalyzingtheexecutioncostofalgorithms

Inthecontextofzoningregulations,amortizationreferstothetimeperiodanonconformingproperty
hastoconformtoanewzoningclassificationbeforethenonconformingusebecomesprohibited.For
example,ifthecityrezonespropertyfromindustrialtoresidentialandsetsanamortizationperiodof
oneyear,allpropertywithintherezonedboundarymustmovefromindustrialusetoresidentialuse
withinoneyear.
