The article below appeared in this mornings edition of

The Center City Tribune.
Pelman Board Debates Tower Plans
Tempers ared at yesterdays meeting of the executive
board of the Pelman Corporation, as architects from
the rm of Madison & Lu presented preliminary
plans for the new Pelmanco Plaza. The towering ofce
building is to sit on a one-block lot in the heart of
Center City and will serve as the new headquarters
for the Pelman Corporation.
At issue is the amount of ofce space available on
the eleven upper oors of the tower. At 2970 square
feet each, the total area of these oors is just under
33,000 square feet. However, the director of the board
contends that the rapidly expanding company will
need at least twice that amount. To provide the extra
space, the director proposed doubling the buildings
footprint to 90 feet by 132 feet. The director claimed

that doing this will double the ofce area on the upper
eleven oors and should roughly double the cost of
constructing and operating the tower. Since the
company plans to rent space on the rst oor to retail
shops, the director claims that this also will double
the rental income from this space.
Several board members disagreed with
the directors statements. A heated
debate ensued, but no agreement
was reached. The matter is being
submitted to the company
treasurer, who will analyze
the issue and report to
the board at its meeting
next month.

140'

a. Suppose the board accepted the directors suggestion and increased the
footprint to 90 feet by 132 feet. Would the new footprint be similar to the one in
the diagram above? Explain your reasoning.
b. The director claimed that changing the towers footprint as described in Part a
doubles the amount of retail area on the rst oor and doubles the ofce area on
the upper eleven oors. Explain why this is incorrect.
c. When analyzing the issue, the treasurer concluded that you can double the
ofce area simply by doubling the height of the tower. Do you agree or disagree
with this conclusion? Explain your reasoning.

Copyright Wright Group/McGraw-Hill

d. Suppose the executive board decides that it likes both suggestionsdoubling

the footprint of the tower as described in Part a and doubling its height as
described in Part c. You are the company treasurer. Write a report in which
you predict how constructing and operating the larger tower would compare to
constructing and operating it as specied in the diagram above. In your report,
consider items such as the following:
the cost of various types of building materials, such as windows, steel support

beams, wallboard, and concrete for oors

the area that will be available for ofce use and retail shops
the amount of air to be heated in winter and air-conditioned in summer
