SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

THAT I, MAIDEN RICHARDS, Filipino citizen, of legal age, single, and
resident of 88 Kababalaghan St., Makati City, do hereby appoint, name
and constitute IRIS ANTHONNIETTE SUNGA, Filipino citizen, of legal
age, single, and resident of Penthouse 3 Makati Palace Hotel, Caceres
St., Makati City, whose signature appears below, to be my true and
lawful attorney, to act in my name and on my behalf to do and execute
any or all of the following acts, deeds, and things, to wit:
1. To lease out and/or offer for sale my condominium unit located at
Unit 123 Kalye Serye Condominium, Eat Bulaga St., Makati City
more particularly described as follows:
CONDOMINIUM CERTIFICATE OF TITLE NO. 000123
Condominium Unit No. 123, located at the 12 th floor of
the Kalye Serye Condominium, containing an area of
FIVE SQUARE METERS (5.00), more or less,
unfurnished, with toilet and bath.

2. To execute in my name any and all papers relating thereto, and to

sign, execute, acknowledge and deliver any and all contracts and
agreements, or other writings therefore, or in any way connected
therewith upon such terms and conditions acceptable to my said
attorney;
3. To ask, demand, sue for, recover, and receive all sums of money,
which now or hereafter shall be or become due, owing, payable or
belonging to me, in or by any right, title, ways or means howsoever,
and upon receipt thereof or any part thereof, to make, sign, execute
and deliver such receipts, releases or other discharges;
4. To deposit money, and to withdraw same by check, receipt, draft or
otherwise in any bank in my name;

HEREBY GIVING AND GRANTING unto my said attorney full power and
authority whatsoever requisite or proper to be done in or about the
property, as fully to all intents and purposes as I might or could
lawfully do if personally present, and hereby certifying and confirming
all that my said attorney shall do or cause to be done under these
presents.
