Scope of Work

Problem Statement:
The Client (Theta Chi Fraternity, UC Davis), represented by Lukas Klavins is seeking a Contractor (Jeff
Ducket) to provide home improvements to a bathroom and bedroom at the Theta Chi Fraternity property
located at 501 Russell Boulevard.
Goals and Objectives of Agreement:
The improvements that would be required of the Contractor are listed below:
Bathroom improvements the Client expects the Contractor to fix are the following:
In its current condition the base of toilet leaks, the Contractor will provide demolition services in
order to analyze the problem and discuss with the client methods moving forward to find a
solution to fix the problem. If a solution cannot be agreed upon to fix the problem the contractor
shall provide improvements that restore the bathroom back to usable conditions and all other
items in this scope of work shall be renegotiated.
Multiple holes in the walls will be repaired and baseboard replaced
Three door frames, doors, and locks shall be replaced
Bedroom improvements the Client expects the Contractor to fix are the following:
Outlets in the room require replacement and covers
Lighting and fan in the room require wall patching and replacement of fixture with new light

One door frame, door, and lock shall be replaced
Additional improvements may be proposed and agreed upon in writing by the Client or Contractor to be
added to this scope of work.
Deliverables:
The Contractor is expected to complete items above to the satisfaction of the Client.
The Contractor will be required to provide weekly updates to the Client on the status of the proposed
improvements and provide invoice for payments required for services rendered for the week.
Price:
The Contractor shall invoice weekly based on hours spent and any procurement of material that occurs.
The Contractor shall not invoice Client or otherwise incur costs of more than the amounts set forth in the
chart below for the services without prior written approval of Client. Client will pay all incurred expenses
within seven (7) days of the invoice date, not to exceed the amounts authorized.
