 India is being focused upon as the next economic power, with lot of scope in
agricultural, industrial and even the service sector.
 Real estate sector in India is witnessing tremendous boom. Real estate
industry in India is presently worth $12 billion and is growing at the
rate of 30 per cent per annum.
 The real estate in India has witnessed a boom period for the past few
years, with advent of commercial enterprises and international
companies.
 The importance of real estate sector in India can be gauged from the
fact that it is the second largest employer next only to agriculture
 This growth is largely owed to all the growing economic sectors, easy
availability of labor and many other factors.

 Real industry has contributed towards gross domestic product.


Considering these factors the real estate sector contributed largely to
the country’s GDP and this is also expected to grow in the next few
years.
 According to a study One Rupee invested in real estate sector results in
78 paise being added to the GDP of the country.
 Eighty percent share of the real estate market is garnered by residential
sector and the rest is comprised of offices, shopping malls, hotels and
hospitals.
 The real estate industry has significant linkages with several other
sectors of the economy and over 250 associated industries, like retail,
IT etc.

 India at the moment is witnessing a spurt in extremely large retail


spaces. Shopping malls with over 1 million sq ft of space have become
the order of the day.
 As the competition in the market intensifies, builders are going out of
their way to be different.
 Specialized malls, designer brands and multi-movie options are the
order of the day.
 With the big players like Reliance, Big Bazaar, and Bharti entering
retail market, real estate sector would be the big beneficiary.
 All the factors which contributed to the growth of real estate sector-
high disposable incomes, sharp increase in global liquidity, selective
capital account liberalization, looser credit policies, a greater
availability of leverage due to financial liberalization and a consequent
increase in mortgage lending and price increases-look set to continue.

 The origins of Indian Property Market Bubble can be traced to the


interest rate reductions made by the NDA (National Democratic
Alliance ) coalition government in the years following 2001.
 Home Loan Rates fell to a (then) historical lows of 7.5% in early 2004.
 This prepared the basis for the increase in real estate property prices
across India.
 Low interest rates triggered interest in individuals to borrow to own
their own homes and this triggered an increase in demand for real
estate across India.
 Today, the consumer is not satisfied with mediocre apartments or
average standards of living and hence new constructions and luxurious
facilities are provided.

 Rapid growth of property and relaxation on government policies has


also led to a growth of this sector.
 The government has changed many of its policies on allowing
international builders to enter the market and this has facilitated
investments in terms of foreign direct investment or FDI.
 Friendly policies in real estate businesses are being introduced and this
has also mad India the second largest employer of this sector.
 The boom in retail industry has also spurred the growth in real estate
sector

Foreign Investors in Real
Estate (AFIRE) , India is one of
the most preferred property
market among foreign investors
globally.
 India is preferred by 16.7 per
cent of the respondents
favoring the country as the
most fancied place for real
estate investments.

 Although the US was named the top ranking country, China and India
placed a strong second and third.
 Compared to 2006, China had the biggest improvement in investor’s
perceptions, moving seven percentage points, while India slipped by
almost two points.
