you sign a
Sales Contract.
•Delivery and confirmation of delivery to buyer and seller
•Collect first deposit and second deposit monies
•Report sale
•Confirm information on Buyer’s financial statement
•Inform seller of all inspections
•Follow-up with Buyer’s mortgage representative
•Obtain mortgage commitment letter from lender
•Assist the seller in obtaining any necessary repairs
•Negotiate the repairs requested by buyer
•Schedule appointment with appraiser
•Prepare any necessary addendums to the agreement of sale
•Obtain copy of Title Report
•Verify that the contingencies of the sale have been met
•Obtain certifications necessary for settlement
•Confirm settlement date with buyer’s agent and conveyancing department
•Send out notices
•Confirm seller’s closing costs
•Schedule final walk-through with buyer’s agent
•Attend closing
•Explain paperwork to seller, collect keys for property, obtain warranties and
documentation needed
