one of the worst markets, so
why do it? The owners saw
that the Philadelphia market
needed a change and that

Do You Know What a 1031 Exchange is?
For tax purposes, a
1031 exchange is a real
estate transaction in-
volving the sale of one
property with the tax
on the capital gain de-
ferred because of the
qualified purchase of
another like-kind prop-
erty in exchange. For
1031 exchange pur-
poses, the term like-
kind property is inter-
preted as any type of
investment property,
rather than property
owned for personal use.
A delayed 1031 ex-
change, or Starker ex-
change, involves a pur-
chase that closes within
180 days of the sale. A
newer variant is the
reverse 1031 exchange,
in which the sale occurs
after the associated
purchase. The 1031 ex-
change rules continue
to be refined. Although
the 1031 exchange
rules are somewhat
complex, the effect of
breaking them is
straight forward. If the
IRS determines there
was no valid 1031 ex-
change, sales proceeds
may be subject to capi-
tal gains tax. The 1031
exchange is a great tax
avoidance vehicle for
real estate investors.

section 1031 of the US
Internal Revenue Code

Ever have a goal and not achieve it? Forget about it? Or just
gave up on it? Do you also remember when you were a child
your parents or teachers helping you with something that you
did not know how to accomplish on your own? The only rea-
son you did accomplish it was because they reminded you over
and over again. Now let’s jump ahead some more years to
when you were in high school. When joining a sports team or
any other activity or club you are held to standards that a coach
or team member kept you accountable for. What do you think
would happen if they didn’t? Would you have run as fast,
pushed yourself to achieve something by a certain deadline, or
even attend? Well let’s jump ahead to today. Yes your spouse,
loved one, family member always wants you to succeed. How-
ever, they may not know truly what your goal is, or may not
take you seriously. You should have a coach or a mentor by
now. However, not all of us can afford it. I will show you the
cheapest and most effective way to achieve a goal……however
you have to do something for me.
If I am going to give you my secret on how to achieve your
goal absolutely almost free, are you game? Okay, you under-
other, then another, you get the picture right? Pick a goal.
Now I want you to picture achieving that goal, and what joy
that it brings you and your loved ones. Now quickly, write how
you will achieve this. Will it take you 6 months, 1 year, and 5
years? Now here’s how you will achieve this without a coach or
mentor. Go to Google Images and type in the name of your
goal and print a picture to a 4x6 image. Go to a Dollar Store
and purchase a 4X6 picture frame that you can hook to your
key chain. Get it? You have to take it with you wherever you
go.
Just imagine going to work and laying your keys on the desk
with this humungous picture of your goal, or try to get this
cumbersome picture out of your purse. First you are going to
feel stupid. Second you will want to give up…don’t. Third
you will be surprised by how many people will want to talk to
you about what you are doing….and WHY. This is the best
part, the people who really care about you, will help you. And
fourth you will accomplish it.
Now it gets even better. When you accomplish your goal, you
get to take it off. However, after 2 weeks tops, you will have
another one on there because you will miss lugging that thing
around. Not only will you think of a new goal; you will
achieve it faster. And the next one even faster. Below is a pic-

the Consumer Information
Statement & the Consumer Notice. This form is NOT a contract,
however must be sign to acknowledge that the agent informed
who they were representing in your transaction. Second, the
Buyer agency form does not have to be signed. The reason
they want you to sign is because the agents want to make sure
that if they do all this work you will not just up and leave and
go some where else. Interview your agents before signing, and
let them know why you are hesitant on doing so. Trust me, you
want representation when you buy a home.
