Index- II search at the Sub Registrar office for 30 years. 7. What type of land- lease hold, free hold, trust land or agricultural land? 8. Verification of revenue documents with Talathi, Taluk office. 9. Whether provisions of land reforms laws like BTAA? 10.Is there any tenancy claims or lease etc? 11. Whether Class I, Class II or Govt lease or grant? 12. Whether Inam/watan or deostan watan land? 13.Tribal land under section 36 A of MLRC 1966. 14.Survey records, City Survey records 15.N.A. permission granted by Collector 16.Enquiry with the local authority for outgoings etc. 17. Land use under Develpmental Plan 18.Zonal regulation pertaining to the area. 19.Land Acquisition Office records- acquisition or requisition 20. Lis pendency registers with the SRO. 21. Check with the Baileef of the court 22. Is there any equitable mortgage with any financial institutions? 23.If it is Trust land then permission from the Charity Commissioner required. 24. Setback margin wrt national highway, state highways or railways 25. Vendor”s authority to alienate the property.
