Status of the Lakes

Mailboxes
Have you taken a good look at your mailbox lately? Is it falling down? In need of painting? According to our deed restrictions (ordinance 1.12) The owner shall maintain the mailbox and replace if necessary. Letters have been mailed to 27 residents whose mailboxes are either in disrepair. Please take immediate action if you received a letter. Call John Szparka @ 885-4072 for repairs, painting, or

We are pleased with our new lake maintenance company, AquaPond. They have been extremely helpful in maintaining our lakes, and offering advice on improving our systems. We will continue to work with them next season. We are using AquaDoc for repairs and maintenance of our aeration system and fountains.

Landscape Report
Tasdens Lawn Service has done a wonderful job this season keeping the common areas looking great. We are in the process of having the dead trees and bushes planted in the spring, replaced this fall. They were under warranty.

We are placing 10 evergreens to the right of entrance #2 for privacy and to maintain a cohesive look to the neighborhood. We have no plans to extend the fencing at this time.

docks
There are very specific deed restrictions about the construction and maintenance of docks. To protect the lining of the lake, all docks must be cantilevered properly and no posts shall be in the water. If your dock is falling or slanting into the water, it is your responsibility to repair the damage caused by improper construction!

Street Trees
All residents must have a live street tree on their property. The Cleveland Select Pear is the required tree. Contact Chad at CZ Property Enhancements @ (419)-508-1147 by Oct. 10th to order your tree!

Deed Restrictions Highlighted


o Fences must be approved by the association. There is only one style of fence approved for installation. No split rail fences allowed. Please contact an officer for guidance. o Major exterior improvements or structures such as decks, docks, and additions must also be approved by the association. o Please do not fertilize closer than 10 feet to the shore. Chemicals from your fertilizer will upset the delicate balance of the lake water. Also, water is not to be pumped out from the lakes for any reason. o Garbage cans and yard waste must be contained in your garage. Garbage is only to be placed at the curb the evening before your garbage pickup. o Vehicles may not be parked in the street for longer than 24 hours. o To help ensure quality home values in Twelve Lakes, we strive to keep our neighborhood in the best condition. Please help by grooming your yard and beds on a regular basis. If you are unable to maintain your yard, please contact a landscaper. o Each lot is required to have a living street tree. See above box for information! o Please be considerate to your neighbors regarding control of your pets. Do not leave your dogs barking in your yard. When walking your dog, please clean up after him/her. o Please obey the neighborhood speed limit of 25 miles per hour or less please slow down! o Late fee: A $50.00/mo late fee is in effect for annual assessments due past August of each year. o Parking of commercial vehicles, trucks, etc. in your driveway is against deed restrictions! These vehicles must be kept in your garage or at another location. Deed Restrictions can be obtained from www.portlawrencetitle.com under property info Lucas County subdivision restrictions. Please use the plat 1 restrictions as a guideline.
