TOWNSHIP OF EWING

PLANNING BOARD AGENDA


The Ewing Township Planning Board will hold its regularly scheduled meeting on
Thursday, October 2, 2008. The board will begin hearing applications at 7:00 p.m. in the
Township Council Room, Municipal Complex, 2 Jake Garzio Drive, Ewing, NJ. The
Agenda for the meeting is as follows:

Held Over Matters:

Applicant: Description:

James C., Judith B. & James E. Peoples Applicant is requesting minor subdivision
291 & 295 Upper Ferry Road approval and lot consolidation. Applicant
Block 422, Lots 2 & 9 is also requesting any other variances or
R1 Zone waivers deemed necessary by the Board.

Ewing Hospitality Group LLC Applicant is requesting preliminary and


Scotch Road & Sam Weinroth Road final site plan approval, bulk variances
Block 371, Lots 13&14 and design waivers to construct a new, six
IP-1 Zone story hotel containing 127 rooms and all
attendant site improvements. Applicant is
also requesting any other variances or
waivers deemed necessary by the board.

New Business:

Princeton South Development, LLC Applicant is requesting amended


Lower Ferry Rd., Charles Ewing preliminary and final major subdivision
Boulevard and Route 31 approval to subdivide existing 10.575 ac.
Block 225.01, Lots 1.01, 1.02, 1.03 & 1.04 Lot 1.02 into two separate conforming lots
IP-1, OP-2, R-1 (PD) Zones of 7.524 ac. and 3.051 ac. in size to show
the Mark Lane extension easement on Lot
1.03 and to amend sight triangle easement
delineations on Lots 1.02 and 1.03.
Applicant is also requesting any other
variances or waivers deemed necessary by
the Board. A companion application has
been filed by High Hotels Ltd. seeking
amended preliminary and final site plan
approval with variances to amend prior
approval on subdivided Lot 1.02 to permit
134 room, four story business hotel on
portion of lot.
High Hotels Limited Applicant is requesting amended
Lower Ferry Road & Charles Ewing Blvd. preliminary and final site plan approval
Block 225.01, Lot 1.02 with variances to amend prior office
PD/IP-1 Zones building approval on subdivided Lot 1.02
to permit 134 room, four story business
hotel (SpringHill Suites) with 149 parking
spaces on 7.524 Acre portion of Lot 1.02.
Applicant is also requesting any other
variances or waivers deemed necessary by
the Board. Lot 1.02 to be subdivided into
two lots in companion subdivision
application filed by Princeton South
Development, LLC.

Discussion on Ordinance amending the Ewing Township Land Development Ordinance,


Chapter 15 to add a Conditional Use for Regional shopping centers and to revise design
standards in the IP-1 Zoning District. Formal action will be taken.

American Properties at Jefferson, LLC Applicant is requesting major subdivision


15 & 350 Phillips Boulevard preliminary and final with variances to
Block 225.01, Lots 2, 3, 4 & 5 create a five lot subdivision for phasing &
RME Zone financial purposes. No additional
improvements are proposed other than what
was previously approved by Site Plan.
Applicant is also requesting any other
variances or waivers deemed necessary by
the Board.
