The design goal behind the grid Frame Element is to capitalize upon the excess structural capacity of NYC loft buildings. These buildings, which once accommodated heavy occupancy uses, such as factories, plants, and storages, are being converted into residential and commercial programs, whose occupancy load requirements are much less. intended to be constructed on rooftops of structurally overdesigned buildings, the Elements ultimate goal is to densify and diversify the city by maximizing both FAR and the spatial quality of places.
