2. DESIGN GUIDELINES AND BYELAWS 2.1 PDCOR LTD. (An Infrastructure Project Development Company promoted by IL&FS and Government of Rajasthan) The basic design guidelines for the project area have been provided by PDCOR. The guidelines relevant to the thesis project have been discussed below. Allowable Built-space: 15 % of plot Area Open Space: 85 % Allowable F.A.R.: 0.15 Maximum Building Height Allowed: 9.0 M Lake Front promenade To ensure continuance of the public promenade around the lake, within the project area a minimum of 25m open space adjoining the lake has to be left free of building activity and designed and developed through landscape treatment. No parking is to be developed in the public promenade. Temporary structures like swings and other play equipment may be allowed upto 12.0 m. 2.2 ARCHEAOLOGICAL SURVEY OF INDIA Historic Area Guidelines ASI 50 m Protected Zone This is an area within 50m from the monument No construction activity is permitted in this zone. ASI 100m Restricted Zone This is an area within 100m from the protected zone. Only digging upto 12 from the surface is permissible in this zone. No construction activity and vehicles permitted. The basic intent for this zone is to preserve any archaeological remains until such a time that an archaeological investigation can be carried out.

ASI 200m Regulated Zone This is an area within 200m from the edge of the restricted zone. Development is allowed in this zone with permission from ASI. Maximum height of construction should not exceed more than the monument height. The basic intent of this zone is to avoid visual and functional incompatibility.
