April Property sales were 22, up 22.2% from 18 in April of 2011 and 4.3% lower than the 23 sales last month. April 2012 sales were at their highest level compared to April of 2011 and 2010. April YTD sales of 78 are running 1.3% ahead of last year's year-todate sales of 77.

Prices
The Median Sales Price in April was $915,000, down 18.7% from $1,125,000 in April of 2011 and up 24.5% from $735,000 last month. The Average Sales Price in April was $1,063,516, down 19.9% from $1,327,944 in April of 2011 and down 9.0% from $1,168,818 last month. April 2012 ASP was at the lowest level compared to April of 2011 and 2010.

The Total Inventory of Properties available for sale as of April was 156, up 4.7% from 149 last month and down 16.6% from 187 in April of last year. April 2012 Inventory was at its lowest level compared with April of 2011 and 2010.

A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The April 2012 MSI of 7.1 months was at its lowest level compared with April of 2011 and 2010.

Market Time
The average Days On Market (DOM) shows how many days the average Property is on the market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market. The DOM for April was 136, down 5.6% from 144 days last month and up 18.3% from 115 days in April of last year. The Selling Price per Square Foot is a great indicator for the direction of Property values. Since Median Sales Price and Average Sales price can be impacted by the 'mix' of high or low end Properties in the market, the selling price per square foot is a more normalized indicator on the direction of Property values. The April 2012 Selling Price per Square Foot of $567 was down 4.4% from $593 last month and down 24.0% from 746 in April of last year.
