CHALLENGE When needing to dispose of a 198,000 SF build-to-suit, industrial building, the property ownera local investment groupturned to the specialized knowledge of our Industrial Group for accurate and thorough representation. The owner needed a quick, easy disposal of the mixed office/industrial space and enlisted Duke Suwyn and John Kuiper to quickly sell the property. STRATEGY The immediate disposal of this building required quick-thinking and creative solutions from the Industrial Group. Understanding and coordinating the needs of the seller and the buyer was essential to the successful orchestration of this multi-project transaction.

SERVICES The group utilized a previous partnership with client-investor Franklin Partners, LLC in order to meet the clients desire for fast disposal. Then, using their specialized assessment of the clients needs, Colliers advisors began looking for a suitable tenantone that required both the office and industrial space. RESULTS Duke and John organized a sale to Franklin Partners, LLC who bought the building quickly and as a speculative investment. Franklin Partners, LLC then looked to our team for help securing a tenant for the space. Duke and John teamed with Steve Marcusse who brought tenant, Plasan Carbon Composites, to the mix in less than one year. They arranged a long term lease with Plasan Carbon Composites, a tier-one auto supplier that brought over 200 jobs to West Michigan. The property is currently being marketed as an investment sale by Duke, John, and a member of our Investment Team, Colin Kraay.
