Prices hit new highs as buyers zero in on city fringe hot spot

HIS is the story of four houses in an Auckland winter where sale volumes may have been ordinary but in the wider Mt Albert area certainly prices have been extraordinary. All four, marketed by Anne Duncan Real Estate consultants over three-week campaigns, were beautifully-presented family homes in a part of the city that is being recognised as giving great value close to the CBD joining areas like Ponsonby, Kingsland, Herne Bay, Pt Chevalier and Grey Lynn as 2012 real estate hot spots. First up in early May was 10 Grant St, Mt Albert, marketed by John Covich, which drew 113 inspections. With six registered buyers, the property sold under the hammer for $1.215m ($345,000 above the rating capital value set in July last year). At the end of May, 54 Methuen Rd, New Windsor, marketed by Wendy Keats, sold on auction night for $705,000 after attracting 135 inspections. It was a staggering result, $205,000 above CV and delighted vendors who had been hoping for a sale price of up to $600,000. A month later, the auction room was buzzing as two more Mt Albert bungalows took pride of place. 1 Baldwin Ave, marketed by John Covich, had drawn 177 inspections and 25 Monaghan Ave, marketed by Greg Whitta, around 100 groups and it was obvious bidding competition would result in premium prices for both properties. neighbouring suburbs are being recognised as terrific areas to live in, says company principal, Anne Duncan. We have great schools, lovely big sections, nice parks, plenty of trees, quality amenities and transport links, all so close to the city why wouldnt people want to come and live here?

Baldwin Ave set a new record for Mt Albert prices outside the Golden Triangle and the mountains northern slopes: a cool $1.275m more than half a million dollars above CV. The result in Monaghan Ave was just as impressive: a selling price of $1.065m more than $400,000 above the 2011 rating valuation. These are just four of the properties sold by the Anne Duncan team over the last three months, and they have been highlighted here to illustrate the heat in a city fringe market stoked by a lack of stock and low interest rates. Local demand is high across all property price brackets, but is strongest between $700,000 and $1.1m. The gap between prime Mt Albert and other parts of the suburb has narrowed and, in time, will inevitably bring a spurt in values on the slopes and Golden Triangle as traditional relativities are restored. Some of the prices being achieved have been quite amazing and a real indication that Mt Albert and its

Anne points to historic trends to support her contention that local values will continue to rise over time: The reality is that more people want to live here than leave here. The demand will always be here because people can see they get more bang for their bucks and that will increase as Auckland continues to grow and as people place greater value on living close to the city centre. She is concerned at the frustration felt by buyers who are spending money on specialist reports only to miss out as prices on auction day move beyond reach. Her consultants pass on price feedback from open homes to would-be buyers, but are finding that bids often run much higher when the competition of the auction room comes into play. Demand is running well ahead of supply, especially with character homes, and it is very difficult to price many properties, says Anne. Thats why we recommend auction. The fact is that people are paying more and in some cases much more than we and our vendors have anticipated.

But big crowds have at times put pressure on the space in the auction room, especially at recent sale nights where a strong line-up of properties has provoked huge interest with people spilling out the doors. To make the experience more comfortable, the auction room has now been opened up to allow the full audience to be part of the process and give the auctioneer full contact with everyone, not just bidders. ARIST Primary School is one of the best in the city and its netball sides are pretty smart too even smarter this season with jackets sponsored by Anne Duncan Real Estate for the Marist Monkeys, Mighty Marist and Marist Mystics teams.

S American rock legend Neil Young told us, rust never sleeps and the latest recruit to the Anne Duncan residential team can make that point better than most of us. Certainly, you wont catch Julia Rust taking a mid-afternoon nap! Julia describes herself (as youll see in the Q and A on this page) as full of beans and her exercise CV is pretty impressive. She was a Waikato rugby cheerleader as a teenager and also represented the province in synchronised swimming. Now, she stays fit and healthy by doing spin class cycling at the gym and with yoga and swimming when she has the time while working hard for her clients and all those family duties filling in the gaps. group of Anne Duncan consultants have been mixing with American business royalty on the Gold Coast. Top attraction at the highpowered AREC 2012 convention (billed as the worlds best real estate conference) was none other than Donald Trump, though his presence came through a live satellite link from the US rather than in the flesh. Emma Duncan, Jamie Morrison, Vincent Barnao, Gary Agnew and John and Pam Covich returned home with a tip or two from The Don and a stack of ideas from an impressive list of speakers. Trump was at a friends wedding when the link went through, and spoke for an hour to the 2700 delegates from across Australia and New Zealand. But for Vincent Barnao and many other delegates he wasnt

But Vincents award for most inspiring speaker went to Li Cunxin, whose autobiography, Maos Last Dancer, is now in its 23rd re-print and was turned into a wonderful movie. At the age of just 10 in the harsh days under Mao, young Li was selected from a poor country family to train in Madame Maos Beijing Dance Academy. He hated it, missing his family terribly. But he stuck at it and developed into a brilliant dancer a career that took him to the United States and, after marrying an Australian, across the oceans to the Lucky Country. At the conference, Cunxin used his life story to illustrate the rewards that flow from being passionate in all things, staying positive, pursuing excellence and setting and achieving goals. Vincent says: To be honest, I was on the verge of slipping away from the conference when he took the rostrum. I didnt recognise the name. But as soon as I realised he was the inspiration behind Maos Last Dancer, well, I just had to stay. It was such a great movie and the story is amazing. And Li Cunxin was absolutely outstanding wonderfully inspiring and the real star of the conference, earning a standing ovation.

NOTHER local institution that never sits on its laurels is Mt Albert Grammar (rated a high performing academic school by the Education Review Office), whose reputation and list of achievements continues to grow.
