LAKE VILLAS CONDOMINIUM ASSOCIATION BOARD OF DIRECTORS MEETING August 21st, 2012

The meeting came to order at 6:00 PM and was attended by: Randy, Galen, Hugh, Steve, Deirdre, Peter and Clinton Oakland from Kappes Miller. The July minutes were reviewed and approved. Homeowners Topics for Discussion There is a metal fire pit and chairs down by the grass berm available for use by all. It was brought to the boards attention that the chairs have been left strewn around. Please leave the chairs in an orderly fashion when you are finished. Thank you. Treasurers Report - Galen Galens report noted that the Operational Account Balance was $11,115. and that at this time the year to date expenses were over budget by $3,715 and that the Reserve Account balance was $129,672. There are a few owners who have not paid their special assessment, please send you payment to Kappes Miller as soon as possible. The planned remaining expense for the year is for touch-up painting. The board requested that Clinton get bids for this work so that the work can get started before the weather changes.

Gate Report Peter The gate has continued issues. The track was cleaned and cleared of debris however is still not working properly. Peter has requested the gate service company to re-inspect the system and repair it. Action Peter

OLD BUSINESS Pool Gate - A new, stronger gate handle has been installed with a new locking mechanism, is now quieter and should handle all the usage. Geese - The new dog silhouettes installed on the dock has helped scare the geese away from the complex. Hopefully using them on the grass berm will keep them off the lawn. Fence repair The board has requested again that Kappes Miller contact the neighboring condominium complex regarding payment on repairing the fence that runs between the two complexes. The board also requested that Clinton get bids to repair the fence. Action Clinton

Berm trim boards It was suggested and approved that the 4x4 wood trim boards between the grass and rocks on the berm be removed. Action - Edgar Paint touch-up - The board requested that Clinton get bids to complete the touch-up painting on the buildings. It was suggested that the bids also include estimates to complete the re-painting of all the buildings. This information will be helpful when all the buildings are repainted. The board is also waiting for the information Matt has regarding paint colors and costs for repainting. Action Clinton Deck repairs - The board requested Clinton to get additional bids for repair work on decks D-5, F-5, and I-3. Action - Clinton Website Project - Deirdre and Peter have made progress on the site, a final presentation should be completed for review at the next board meeting. Action Deirdre, Peter

NEW BUSINESS Walkway lights - There are a few of the walkway lights that have been broken at the base and are leaning over. The board has requested that Edgar fix the base/platform of these lights. Action Edgar

The meeting was adjourned at 8:45 PM. The next board meeting will be held on Tuesday September 11th at 6 PM at the cabana.

NOTE: Any homeowner who wishes to have an item discussed and acted on must submit a written request to have the item added to the agenda. Written requests must be received by Kappes Miller Management one week before the meeting each month in order to be placed on that months agenda.
