PROJECT PROPOSAL
The construction design process is a specialized and highly demanding form of problem solving. It is where stakeholders needs and requirements are conceptualized into a physical model of procedures, drawings and technical specifications. It is a dynamic and complex multidisciplinary process, involving many parties and performed in a series of iterative steps to conceive, describe and justify increasingly detailed solutions to meet stakeholder needs. It is claimed to be the key project process, defining up to 70% of the final product cost and adding value by delivering functionality, quality, enhanced services, reduced whole life costs, construction time and defects as well as delivering wider social and environmental benefits. Design Management is becoming increasingly recognized as critical to the success of complex construction projects. However, the role of the Design Manager is poorly defined and Design Management is a discipline without robust terms of reference. For building projects today, the successful implementation of focused design management throughout the entire project lifecycle can represent the difference between the success and failure of a building project.

The construction industry has changed

markedly in the last twenty years and this has put an increasing pressure on design teams and design professionals to deliver. As an architect and an aspiring project manager I think the typical construction management methods are not applicable to design and new methods need to be developed and adopted for managing design work.

The escalating complexity of contemporary design projects is the main reason behind the demand for an innovative management

approach to design. Poor design process has a significant effect on the performance of subsequent activities and the finished product. The cause of the majority of construction delays and defects can be traced back to poor design process performance, with poor information alone creating problems more significant than those attributed to poor workmanship and site management. This can be attributed to the difficulty in controlling the nature of the design process. Therefore, the complexity and uncertainty of the construction design process requires the application of significant management effort.
