W

ith the Holiday season

comfortably in the rear
view mirror, potential
sellers are entering an annual peri-
od of what I call, Listing Limbo.
The internal debate rages as to
whether or not one should list
their home now, or wait until the
spring market arrives. Lets take a
closer look at each approach from a
Realtors perspective to see if our
answer becomes a bit clearer.
List now is the answer that
many Realtors will give, and in
most cases it can be sound advice.
The truth is that even though
buyer traffic may be lighter this
time of year, the buyers that are
actually out there tend to be very
serious. The herds of casual look-
ers seeking the latest interior
design tips have not yet left their
warm homes to venture out and
see what this years inventory has
to offer. That coupled with the
fact that the inventory of homes is
still low from winter could mean
that waiting until spring may also
mean missing a solid buyer.
So its a no brainer? Not so
fast! Many homes have physical
characteristics that may increase
their value once the white outside
turns to green. For example, lake-
front properties and those with
extensive landscaping could be
taking one of their strongest assets
off the table by listing too early. If
one of the key factors in procuring
a sale has to do with what sits
beyond the outside walls, it may be
a good idea to give it a month or
two to ensure that your strongest
foot is forward. Remember, you
only get one shot at being NEW
and you want your home and its
particular characteristics to be at
their best.
So there you have it. If you
are looking to sell this year, listing
now may be your best bet consider-
ing the lack of competition. On
the other hand, if your homes
desirability will be decreased by the
lack of plants, pools, lakes or any
other outdoor asset, you are likely
better off waiting until Mother
Nature is on your side. Heres to a
phenomenal year in real estate.
See you on the market!

HAVE YOU TRIED
THE DRS SYSTEM?
Treatment of

T
wo families apply for
college financial aid:
one set of parents par-
tied and went on vacation
every year for a decade, eating-
out weekly, never saving or
investing a dime, putting noth-
ing away for their kids college
education. The other parents
did sacrifice, save and invest to
accumulate funds for their kids
education, even if not reaching
the complete tuition goal will
be denied for financial aid in
spite of doing the right thing!
The couple will be denied in
favor of the couple that made
no effort to save for their kids;
in fact they will receive need
based grants, scholarships and
financial aid packages reward-
ing their lack of parental and
fiscal responsibility, sacrificing
some personal lifestyle today
for the betterment of their
children tomorrow. Isnt this
sad, but its true. Penalize the
good guy by compensating the
bad. No matter though, In
America, no good deed goes
unpunished!
Another quick example:
two identical houses built the
same day are sold to two fami-
lies. One family gardens,
paints, mows the lawn, updates
and improves their home con-
stantly, where the other family
creates an eyesore, never trims
the grass, the paint is peeling-
off and the pool became an
algae infested swamp. For
maintaining and beautify-
ing the house, the first
family/owner will be penalized
by the tax assessor for their
good deeds and efforts benefit-
ing themselves, the neighbors
and the community where the
other family/owner of the eye-
sore qualifies for a tax reduc-
tion or at minimum, no
increase in property tax!
Figure that out? In America,
no good deed goes unpun-
ished!
One NJ driver elects to
have severely limited or no
auto insurance; another NJ
driver, purchases a great policy
including collision coverage
and no threshold liability cov-
erage. The two drivers have an
opportunity to meet each
other from a head-on collision
that is the fault of driver # 1.
Because driver #2 purchased a
policy with a more expensive
protection plan optimally pro-
tecting him and his family
from financial ruin, the at
fault drivers insurance policy
is inadequate to pay for the
losses suffered by driver #2
forcing his policy and company
to pay the claim. As a result,
driver #2s premium goes up at
renewal and for years afterward
since a claim was paid on his
behalf. Why? Isnt that why
driver #2 paid more to begin
with by making the better and
proper policy selection! In
America, no good deed goes
unpunished!
From a top-down perspec-
tive, I fear that too many peo-
ple who currently hold a gov-
ernment office, are more con-
cerned with getting re-elected
than doing the job they were
elected to perform. Whenever
class warfare is declared, the
working tax-paying public
doesnt have a chance. Nope,
free enterprise, capitalism and
proving that you are a worthy
responsible employee to an
employer pales in comparison
to being paid to do nothing,
earn nothing, contribute noth-
ing and care about nothing,
except for yourself. These peo-
ple need to be reminded that
somewhere, somehow, some-
one took a risk with their time,
capital or lives to create a busi-
ness that would one day have
the ability to create jobs and
employ others which in-turn
created the largest middle class
in the history of the world! It
is the rich that created the
middle class that purchases
goods and services that drive
the economy; to let the vast
majority of Americans live a
lifestyle second to no other
nation on the planet, or at
least thats how it used to be!
The people who were the risk-
takers deserve to make more,
not pay a disproportionate
amount more. It is the risk-
taker that stood to lose every-
thing and some did, yet many
of them tried again and found
tremendous success only to be
penalized and punished by
increased forced charity (taxa-
tion) without regard for the
risks they undertook, because
in America no good deed goes
unpunished!
If the government con-
tinues to levy even more tax
on the 5% of the public that
are considered rich, according
to this President Obama,this
includes families making over
$250,000 annually, they will
lose all incentive to sacrifice
and risk even more to earn
$350,00, $500,000 and
$1,000,000. They will move
away, retire early, sell their
business or more likely, fire
staff in order to pay the taxes,
which, they are powerless to
curtail. What incentive do
they have to do otherwise; the
income tax base will shrink
even further when they fight
back with the only weapons at
their disposal, exacerbating an

already tenuous situation. The
answer to this debate is to
incentivize the business
builders and job creators.
Another answer is to reduce
taxes on the rich so they may
continue to buy cars, boats, air-
planes and vacations. Im
speaking about our Presidents
definition of rich, those fami-
lies earning $250,000
$3,000,000 annually. The
super-rich, annual incomes
exceeding $3,000,000
$10,000,000 annually com-
prise a totally different group as
do the mega rich whose
annual income exceeds
$10,000,000. They can pay a
little bit more, but whatever
the percentage is, it will not
solve anything with the annu-
al budget or total deficit as
there are just too few of these
people to tax! Conclusion
tax everyone on everything
they buy in lieu of income tax,
exempting food, clothing and
shelter, therefore necessities
are tax-free. Bob buys a row-
boat so hell pay row boat tax.
David purchases a $5,000,000
yacht and hell pay yacht tax.
Paul doesnt like boats, yachts,
fishing or swimming, therefore
hell pay no tax! Pretty simple
isnt it? However, in the mean-
time there are income taxes
with more and higher income
tax rates coming because gov-
ernment refuses to reduce
spending or cut entitlements or
change the current broken sys-
tem of taxation. What are the
tax-paying people to do to get
some tax relief until some of
these ideas are taken to heart
and acted upon?

I
have been a dentist since
1980, and motivating
patients to floss regularly
is still one of the hardest
parts of my job. Some
patients cant reach all the
teeth, cant see them, or are
unable to hold floss properly
due to physical ailments.
Most people, however, just
get frustrated with the
amount of time and effort
flossing takes!
Unfortunately, tooth-
brushes alone are insufficient
to maintain healthy teeth
and gums. The brush bristles
are too thick to remove the
trapped food from those tight
spaces between your teeth
where decay can start.
Dental floss is one of the
least expensive hygiene
inventions and cleans out
the byproducts of food that
cause irreversible gum prob-
lems like periodontal disease.
The American Dental
Association has stressed the
importance of flossing for
over 40 years, yet gum dis-
ease and tooth decay are still
two of the most persistent
health problems described by
the Center for Disease
Control (CDC).
If you cant floss or sim-
ply cant get motivated,
Sonicare came up with a
unique invention called the
Air Flosser. It sprays water
(and/or mouthwash) and air
between your teeth in short
bursts. The Air Flosser is
compact, rechargeable, easy
to use, and feels like an elec-
tric toothbrush handle. We
have been endorsing it at my
office as the second best
thing to flossing.
Visit our office for your
checkup, cleaning and X-
rays, and we will gladly
demonstrate this great new
gadget!

W
hat are your
chances of being
audited by the
IRS? Not surprisingly, the
nations tax collector tends to
go after the big money.
According to figures
recently released by the IRS,
approximately 1.11 percent of
all 2010 individual tax returns
were audited in 2011, the same
as the prior year. This rate has
hovered around the 1 percent
mark for several years.
In comparison, the audit
rate of 1.02 percent for taxpay-
ers with income of less than
$100,000 almost quadrupled to
3.93 percent for those with an
income of $200,000 or more.
That means the IRS audited
roughly one out of every 25 of
these returns. And the odds of
being audited jumped to about
one out of eight for those with
income above $1 million.
Besides chasing high-
income taxpayers, the IRS
often flags returns for the
following reasons:
Unreported income. The IRS
will match the W-2s and 1099s
it receives with the income
reported on your return.
Travel and entertainment
deductions. Traditionally, this
is a prime audit target. IRS
agents pay extra attention to
deductions for business use of
vehicles.
Large charitable gifts. Its sus-
picious if charitable deductions
are disproportionate to the
amount of your income.
Home-office deductions. Such
deductions are often claimed
by taxpayers who do some
work at home but dont other-
wise qualify for a home office.
Rental real estate losses. In
general, losses arent available
unless you actively partici-

o your dogs or cats
ears have an odor? Are
they scratching or
shaking their head? Is there
dirt-like material in the ears?
What could it be? What should
you do? This could be an ear
infection and you should seek
medical assistance from your
veterinarian before the condi-
tion worsens and becomes
painful. Ear infections are very
common. Based on data from
pet insurance companies, ear
infections are one of the top 10
reasons dogs and cats visit their
veterinarian.
Dogs and cats can have
ear infections or inflammation
of the ear canal for many differ-
ent reasons, such as allergies
(seasonal/environmental or
food), parasites (like ear mites),
foreign bodies (like plant
awns), endocrine diseases (like
underactive thyroids), ear
anatomy (like excess hair or
moisture), hereditary or
immune conditions, and
tumors.
Pets with allergies, either
to food or something they
inhale, often have ear prob-
lems. Allergies are typically the
most common cause of ear
infections that veterinarians
see. Sometimes these ear prob-
lems may be the first sign of an
allergy. The inflammation
from allergies changes the
environment within the ear,
which leads to secondary
infections with bacteria or
yeast. If we just treat the
infection, we are not getting
to the root of the problem. We
need to treat the allergies too
with diet trials, immunothera-
py, or medication.
Ear mites are a more com-
mon cause of ear problems in
cats than in dogs. The resultant
itching can be intense and may
be present elsewhere on the
body, not just the ears. When
ear discharge is seen, many
people will assume that their
pets ear infection is due to
ear mites. Ear mites dis-
charge has a distinctive black
coffee-ground appearance
whereas infectious discharge
is moister and ranges from
brown to yellow.
Other causes of ear infec-
tions include foreign bodies,
most notably plant awns. They
cause irritation, your pet
scratches, and before you know
it, they have an ear infection.
Certain endocrine diseases can
cause skin and ear problems
such as hypothyroidism and
Cushings disease. Certain dog
breeds with heavy, floppy ears
such as Cocker Spaniels
may be predisposed due to the
excess moisture that builds up
in their ears.
Because there are many
potential causes of ear prob-
lems, the next step is to visit
your veterinarian for a diagno-
sis. Your veterinarian will use
an otoscope to look down into
the ear canal. Swabs of the ear
can be taken (called an ear
cytology), and examined for
bacteria, yeast, and mites. If a
bacterial infection does not
respond to the first antibiotic
therapy, a culture and sensitivi-
ty may need to be performed. A
thorough history and physical
exam may help determine if
this could be a hormonal, aller-
gic, or hereditary problem and
further diagnostic testing
would be needed.
It is important to
visit your veterinarian
promptly for a diagno-
sis and treatment if
you suspect an ear
infection. If left unat-
tended, it can become
very painful, lead to
permanently narrow
canals, or an ear hematoma.
Ear hematomas most com-
monly occur when a dog or cat
shakes its head from an ear
infection, the ear hits the top
of their head, a blood vessel in
the ear ruptures, and the loose
space under the skin will fill
up with blood. They will have
a noticeably swollen, fluid-
filled ear that is extremely
painful to the touch. The
treatment of choice for ear
hematomas is surgery.
The key to healthy ears is
early treatment and preven-
tion. Check your pets ears
weekly. A slight amount of
waxy buildup may be present in
normal ears. If your dog swims a
lot, has pendulous ears, or a his-
tory of ear disease, routine
cleaning may be recommend-
ed. Excess hair around the ear
can be clipped by your groomer
to allow more air flow. Its also
important to treat any underly-
ing condition, like allergies;
otherwise, this condition will
likely recur.

arents and students who
want to improve grades
and classroom perform-
ance may want to look to
extracurricular activities. There
is evidence that some after-
school activities can actually
help promote better results
inside of the classroom even
helping to mediate symptoms of
Attention Deficit Hyper-activi-
ty Disorder.
Activities like sports,
band, cheerleading, martial
arts, among other extracurricu-
lar events, can promote good
feelings about school and offer
lessons that carry over into the
classroom environment, help-
ing students become more suc-
cessful.
A study by the U.S.
Department of Education
revealed that students who par-
ticipate in co curricular activi-
ties are three times more likely
to have a grade point average of
3.0 or better than students who
do not participate in co curric-
ular activities. In a 2003 study
published in Sociology of
Education, researchers found
that there are positive associa-
tions between extracurricular
participation and academic
achievement. Many adoles-
cents who participate in
extracurricular activities report
higher grades, more positive
attitudes toward school and
higher academic aspirations.
Extracurricular activities
also may be able to correct
behaviors associated with bois-
terous children or those who
have been diagnosed with a
clinical medical condition,
such as ADHD. In a study
titled, The Effects of Mixed
Martial Arts on Behavior of
Male Children with Attention
Deficit Hyperactivity Dis-
order, researchers found that a
martial arts program two times
per week helped increase the
percentage of completed home-
work, frequency of follow-
ing specific classroom rules,

While the class is taught at a
high pace, beginners are able
to keep up and have fun with
the fat torching, muscle
sculpting, core-centric, inter-
val workout designed to whip
any participant into shape.
Piloxing also uses
weighted gloves as resistance
to the boxing and Pilates
moves. After just a few weeks
you will begin to notice ton-
ing in the arms and an
increase in your cardiovascu-
lar health. Dont let the signa-
ture pink branding in Piloxing
turn you awaythis is a great
workout and you will sweat
your way into shape! Piloxing
is for women AND men. The
guys that come in tend to get
even more beat up by the
piloxing sessions than the
women, says B Fit Studio
owner Ethel Baumberg.
At B Fit Studio, they
offer classic Piloxing classes
twice each week, while many
other classes include elements
of Piloxing. Members pack up
the studio on Wednesday
evenings and Saturday morn-
ings to punch, squat and
dance for a full 60 minutes.
Every class consists of 40 min-
utes of interval training and
20 minutes of floor work.
They always keep you on your
toes and push every member
to reach their potential. All of
B Fits instructors creatively
change up each class; our
members rave that none of our
classes are ever the same! For
more information about
Piloxing, visit B Fit Studio or

"I had severe low back pain
radiating into my leg for 3
months. The pain was a 12 on a
scale of 10. It was so bad that I
was taking pain medication like it
was candy but it didn't help. My leg lost an inch of muscle because the nerve was damaged
so bad. All the doctors I went to wanted me to have surgery, but I wouldn't do it. That's
when I met Dr. Joe. After reviewing my MRI's, he decided to put me on the Accu-Spina IDD
Spinal Decompression Machine. After the first treatment, my pain was reduced in half.
After 12 treatments I had no pain in my back or in my leg. I called Dr. Joe 6 weeks later
from the golf course to thank him. He saved my life." Peter Spina-Wayne, NJ

T
he deck is the heart
of a backyard. Its
where the family
gathers for dinner, the perfect
spot for grilling, a great place
to hang out with friends and
the ideal location for relaxing
after a long day. Whether
youre thinking of building a
new deck or your old one
needs resurfacing, be sure and
choose the right decking
product: choose real wood.
Building a Deck. Think-
ing of building a brand new
deck? What a great way to
enhance your backyard!
According to the 2010-2011
Cost vs. Value Report from
Remodeling magazine, home-
owners can expect to recoup
72.8 percent (on average) of
the cost of building a wood
deck vs. only 66.2 percent if
building with composites.
Deck substructures are built
using pressure-treated wood
anyway; if its strong and
durable enough to hold up
your deck, its strong enough
to actually be your decking
surface.
Pressure-treated wood is
a builder favorite and has
been the number one decking
material for decades. Its nat-
ural, real and it looks fan-
tastic.
Resurfacing a deck. If
you already have a wood deck
but its more than 20 years
old, consider a resurfacing
project. This is where the
decking surface is replaced,
while the substructure re-
mains. (Its always a good
idea to have a decking profes-
sional check the entire deck
for soundness.) Resurfacing is
easy, and its a great way to
refresh your outdoor living
areas without blowing your
budget.
Maintaining a deck.
Every building material
designed for outdoor use
requires maintenance; lucki-
ly, real wood decks are very
easy to maintain. Once a
year, check your deck to see if
it needs cleaning or perhaps
another coat of sealant.
Perform the cup of water test:
if a cup of water poured on
the deck boards immediately
soaks into the wood, its time
to apply water repellant.
Why choose wood? Your
deck should mesh with your
backyard be sure your
decking material is an exten-
sion of nature, with all the
beauty, strength and durabili-
ty youd expect. Pressure-
treated wood is your most
natural decking option: its
easy to find, easy to use,
requires no special tools, and
its affordable. Wood doesnt
conduct heat like other deck-
ing materials can, meaning
no burned feet in the sum-
mertime. Treated wood is
impervious to rot and pests
and its proven to be people-
and pet-safe.

sustainably managed forests
create a healthier environ-

encourages US landowners

he drive-in movie theater was the brainchild of Richard
Hollingshead, Jr., an auto products sales manager at his
fathers Whiz Auto Products store. Hollingshead wanted
to combine his passion for automobiles with his love of films.
After testing different parking configurations and imitating
weather conditions in his own driveway to simulate the drive-in
movie experience, Hollingshead filed for a patent for the drive-
In theater. He received the patent on May 16, 1933. The first
drive-in was opened on June 6, 1933, in Camden, N.J. The price
of admission was $.25 for the car and each person inside. Drive-
in theaters peaked in popularity in the 1950s, when there were
roughly 5,000 drive-ins operating across the United States and
Canada. According to Drive-Ins.com, currently there are about
365 drive-ins remaining in the United States and 55 in Canada.

T
he residents of North-
ern New Jersey are
excitedly watching the
local topography begin to
change in the Haskell section
of Wanaque. Located at the
corner of 4th and Boulevard,
the Parkside at Wanaque
development is beginning to
grow before their eyes.
Progress is happening
every day. This really is an
exciting time for us, said
Livia Deak, new construction
manager for Century 21 Crest
Real Estate, exclusive agency
to the development. Roads
are paved, foundations are in
and framing and walls are
going up on buildings one and
two. Although things are
happening so fast, when this
article is printed we will be
even farther along!
With 27 units already spo-
ken for, and only a few units
left at pre-construction intro-
ductory prices, the anticipation
is mounting.
The sales center is all
abuzz now. The sales associates
are excited as the buildings
start to take shape. We are see-
ing visitors to the sales center
who have stopped in previously
just browsing, but now that the
building has begun, they are
coming back looking to reserve
their favorite units. I think they
are realizing the value they are
getting at Parkside, that it real-
ly is unprecedented in new
construction anywhere in
Northern New Jersey, and they
want in!
Parkside at Wanaque
provides luxury living at
affordable prices to their pur-
chasers offering custom
kitchens with granite counter-
tops, stainless kitchen appli-
ances, hardwood flooring, car-
peted bedrooms, and unbe-
lievable appliance and light-
ing packages. The introducto-
ry pre-construction prices
begin at $169,000 for a two-
bedroom, one bath one-level
style, and $239,000 for a two-
bedroom, two-and-a-half bath
two-level townhome style
with one-car garage.
Parkside at Wanaque
Sales and Design Center is
located at 142 Route 23 in
Pompton Plains and is open
Tuesday through Thursday 6-
8pm. There are open houses
every weekend from 11am-
4pm, and scheduled appoint-
ments anytime. Stop in to see

eff Montemarano and
Maryann Brown, brokers/
owners of Century 21
Preferred Realty, are pleased to
announce Joshua Waer has
joined its firm as a sales associ-
ate. He will specialize in resi-
dential, commercial sales and
rental properties in the area.
We are thrilled to have
Joshua join our team, said
Montemarano. Its an exciting
time to be with the Century 21
System as we increase our mar-
ket presence.
Waer just successfully
completed extensive training
through Century 21 system.
We believe training sup-
ports growth and professional
excellence in the real estate
industry, said Brown. Perfor-
mance-based training is neces-
sary to assure that Century 21
Agents maintain their compet-
itive edge and offer the best
service possible to their
clients.
Joshua Waer is a resident
of Morris County. He is married
to Liza Waer and they have a
son, Maximus Waer. Joshua
studied biology at the County
College of Morris. Prior to
obtaining his real estate license
he worked in the mortgage
industry, brokering and servic-
ing mortgages. He was licensed
as a real estate agent in 2013.
For all your real estate
needs contact Joshua Waer at
973-838-1001 ext. 142, e-mail

1333 Route 23 South in Butler.
I
f you are one of the many
homeowners who tried
unsuccessfully to sell your
real property in the last 12
months or who is considering
selling in the next three
months, please continue
reading.
The key to a successful
real estate transaction is fully
understanding where the
market is for your property
and choosing a wise course
based on your specific real
estate goals.
Here are three essential
areas to consider:
The first is to know the
market details on recent sales
in your community. Know the
inventory levels and monthly
rate of sales. What are the
current trends on inventory
levels and sales prices? What
are the median and average
sale prices?
The second is an unbi-
ased view of how your proper-
ty compares to those sold or
with which yours would be
competing. What are the
three properties most compet-
itive to yours? Are they priced
to the market or above mar-
ket? Having comprehensive
details is essential to making a
good decision on how to posi-
tion your property to the
available buyers in your com-
munity.
The third area is how
you will market your property.
What are the benefits of
choosing a professional over
doing it yourself? Who can be
most effective in reaching tar-
geted buyers? In securing an
acceptable offer? What is the
level of time and energy you
are willing to expend in the
process of finding, securing
and closing a suitable buyer?
If you need information
in any of these areas, I invite
you to call me, Frank Abate,
anytime at 973-650-0149.
Why call me?
I have been a full-time
real estate agent in the North
Jersey area for over 30 years. I
know what to do and I work
hard to get things done. I
stand behind my work with a
guarantee of service to those
serious about getting their
property sold quickly at fair
market price. Because I value
my reputation and rely heavi-
ly on repeat customers, I
wont agree to be hired if I feel
I cant meet your expecta-
tions. For those who do hire
me, I stand 100 percent
behind my commitment to
help you in your real estate
matter and offer an easy
release to anyone who

improved academic perform-
ance and improved classroom
preparation of male children
ages 8 to 11 with ADHD.
There is also evidence
that simple physical activity
can promote better opportuni-
ties for learning. Studies largely
conducted by the California
Department of Education have
found a correlation between
physical activity and increased
performance. Physically active
youths tend to show improved
attributes such as increased
brain function and nourish-
ment, higher energy/concen-
tration levels, increased self-
esteem, and better behavior,
each of which can help a stu-
dent perform better in the
classroom.
Beyond this, there are
many ways that extracurricular
activities can support improve-
ments in the classroom.
Most activities promote phys-
ical stamina and patience.
Students develop self-esteem
