February Property sales were 9, up 12.5% from 8 in February of 2012 and -25.0% lower than the 12 sales last month. February 2013 sales were at their highest level compared to February of 2012 and 2011. February YTD sales of 21 are running 10.5% ahead of last year's year-todate sales of 19.

Prices
The Median Sales Price in February was $300,000, down -13.5% from $347,000 in February of 2012 and up 8.1% from $277,495 last month. The Average Sales Price in February was $308,889, down -7.5% from $334,063 in February of 2012 and up 2.4% from $301,591 last month. February 2013 ASP was at the lowest level compared to February of 2012 and 2011.

The Total Inventory of Properties available for sale as of February was 94, up 1.1% from 93 last month and down -30.4% from 135 in February of last year. February 2013 Inventory was at the lowest level compared to February of 2012 and 2011. A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers. The February 2013 MSI of 10.4 months was at its lowest level compared with February of 2012 and 2011.

Market Time
The average Days On Market(DOM) shows how many days the average Property is on the Market before it sells. An upward trend in DOM tends to indicate a move towards more of a Buyer's market, a downward trend a move towards more of a Seller's market. The DOM for February was 134, up 22.9% from 109 days last month and up 22.9% from 109 days in February of last year. The February 2013 DOM was at its highest level compared with February of 2012 and 2011.

The Selling Price vs Listing Price reveals the average amount that Sellers are agreeing to come down from their list price.
