THE EWING TOWNSHIP REDEVELOPMENT AGENCY OFFERS A


NEW VISION FOR THE OLDEN AVENUE REDEVELOPMENT PLAN

EWING, NEW JERSEY, March 2, 2009 – The Commissioners of the Ewing Township
Redevelopment Agency (ETRA) will offer the first comprehensive revision of the 1999
Olden Avenue Redevelopment Plan (OARP) to the members of the Ewing Township
Council this evening. The proposed revisions update and enhance the review framework
for use, intensity and design of land redevelopment within approximately one square mile
of the Township bordering the City of Trenton and Lawrence Township. The OARP is
intended to spark both commercial and residential redevelopment that will create a more
attractive business environment that is also more compatible with surrounding
neighborhoods and safer for pedestrians and cyclists. The plan will provide more
opportunity for development in some areas. Redevelopment plans also enable property
owners to be eligible for tax incentives that will accelerate new development and
investment in the area, even in difficult economic times. Advancing redevelopment in
this area will increase the Township’s property tax rolls and ultimately reduce property
taxes for property owners throughout the Township.

If the Township Council accepts the plan this evening, it will authorize the Township’s
Planning Board to review the revised OARP by obtaining comments from residents and
property owners though a public meeting process. In addition, ETRA itself will meet
with area business and community groups so that all citizens can be fully informed of the
plan and its intent before it is put into action. The plan will also be placed on the
Township’s website (http://ewingnj.org). Upon completion of this process, the Council
will review the final revisions and determine whether to adopt the new plan and its
standards by ordinance.

This revision to the OARP was prepared with the assistance of planner Charles Latini, Jr.
of Heyer Gruel and Associates of New Brunswick, New Jersey. All questions, concerns
