Do the Sunshine Laws apply to our Condo Association?

The Florida Sunshine Laws were to bring about transparency in the Government departments and its agencies to create to allow all citizens access to information in a timely manner. The only time that it applies to our Association is when there is an Architectural Review Committee of the Association reviewing and approving applications for county building permits, this is when the Florida Sunshine Law does apply says the Attorney General. However, the Condominium Act applies to our Association. The Condominium Act requires the unit owners association and its board to comply with the Act and with the condominium's declaration, bylaws, rules, and regulations As an Owner, if you are thinking about major repairs, changes to your condo, this includes changing your air conditioner/furnace, installing a water filter system that may require a outside tank, a letter should be sent to the Board advising them of the repairs, to ensure that any structural changes that may occur are approved by the Board prior to the work being started. The Condominium Act prohibits a unit owner from doing any work that could jeopardize the soundness or safety of the property, reduce its value, or impair any right or other interest constituting a common element without the unanimous consent of all the other unit owners If you are looking for the Bylaws of the Association, you can find them in the Original Documents on the Management website, exhibit C & D of these documents include the Articles of Incorporation and the By Laws. It might be good to familiarize yourself with these By Laws, to understand your rights and responsibilities as an owner.

SOMETHING NEW! GET TO KNOW YOUR GOLF GREEN NEIGHBORS.

We meet our neighbors at the Happy Hour (TGIF) on Friday nights, but some people do not come to the Happy Hour, so we dont meet them. Wouldnt be nice to get to know everyone by participating in our community and make it a fun place for everyone. We have been looking at ways to improve communication within the community. Get people to know each other better and with lots of help from my friends at Golf Green, we came up with the following that might be a way. Each newsletter will highlight a Member or two of Golf Green Community. A short bio could include, where you are from, work experience, family info, hobbies, travel, and interests, even maybe you could include something that you might be surprised to know about me. Are you Interested? If you are I need your bio by March 31st to get it ready and pass it back to you for approval for the April edition. So why not help get it started by providing your bio to Frances Vancer at vancer@bell.net I will start the ball rolling by providing our bio as a family.

THE VANCER FAMILY- UNIT 128

We are from Brampton, Ontario, (north of Toronto) Canada, and the great white north. No we do not wear feathers in our hair and no we dont live an igloo. The main characters in this family are Les, the father, Victor, the son, Carl, the son, Louise, the daughter-in-law and our three grand children, Cole, Laura and Luke, and of course there is me, Frances, the step -mother and second wife. I came into this family 23 years ago, so I take no credit for the wonderful people who exist here. I am originally from Quebec, with a Greek descent mother and an English American father, a French stepfather and a Hungarian husband, which sort of makes me a Heinz 57. Yes I do speak French, but I grew up English. I am a Certified Human Resources Professional (CHRP) equivalent to the (SHRM ) in U.S. I had my own HR. Company for 19years. I love art and want to learn watercolor. I have worked with various media and love oils and portrait painting. Les has been in his own business for the past 35 years. He loves tennis, and wants to take up fine woodworking, if he can ever let go of his clients. Carl and Louise are our son and daughter-inlaw and are co-owners in our condo. Carl is a Project Manager, IT Systems for TD Bank in London, Ontario. He has a great sense of humor and who like his father loves perfection and cannot let go of his computer/IPod/tablet. Louise is a Registered Dietician with the London Hospital, Specializes with diabetics. Louise is a great mother, wife and compassionate person. Les and I love to travel, our last trip was to Russia in 2011. We are planning to visit Spain and Portugal next year.
